Greetings:

My consulting firm has a project seeking equity funding. The jist of 
the transaction is as follows:
 
The Principal needs $2.3M in equity financing.  The equity investor 
will get his $2.3M back in 120 - 160 days when the HUD loan closes.  
The HUD loan virtually guarantees the investor will recoup his 
investment, as the loan has been approved by HUD.  Thus, the equity 
provider will have his $2.3M returned to him at closing of the pre-
approved HUD loan and he will have equity in the project without 
spending a dime!
 
The Principal is open to all offers on the ownership split; also, he 
needs to take down the land by January 5, 2006 before his option runs 
out.  He is also open to conventional financing, however the equity 
investor will need to be the guarantor on the project.  The sponsor 
is a very successful architect and has done the drawings on several 
HUD insured deals like this one in the past.
