I just came across a 396 unit complex in central Austin that is established and now for up for sale. It would be a good investment for someone willing to do a remodel and raise the rents - this things stays pretty full all the time. It would take a group of investors, though, because I don't think any one person would want to put this much money on the line out of their own pocket.
