I have Group of Investors who are looking to buy Commercial Properties (exception: Land Development) from 10 million and up - all cash no waiting for a mortgage
Criteria: must be producing two times the mortgage payment per month at 7.5% interest only + Expenses
Example:
Price of the Property $10,000,000.00
7.5% interest only (per year) $ 750,000.00
7.5% interest only (per month) $ 62,500.00
Two times of monthly pay
$ 125,000.00
Gross monthly income mini $ 125,000.00 + Expenses
#2: 100 Ac (min.) in Fl and NC
Another Group Wants to buy and resell for a profit
Preferably FSBO so that there will be more profit margin, but if you find one from the listing, we can always work with that.
We need to be able to buy the property either with option, owner financing or even if we need to put down payment. The owners can participate and be partners in the deal.
