Yes, ... very familiar.  The trick, I've found, is to add an additional 
second of pure black after the very last frame of that "fade
to black" transition you apply.  I started doing this consistently with all 
of my video editing projects, and I haven't encountered
that problem since.

Whenever I try to create a real video file which ends in a fade to black,
RealPlayer continues to show the last non-black frame when the video stops,

if the source material contains a section of pure black at the end.
