Sorry, lame attempt at humor. I feel I can say this with a degree of confidence although I have no special insights into the Sox, John Henry, or really much of anything else.
It's ridiculuous to suggest that John Henry--a fucking billionaire--didn't recognize the developed value of the properties the Sox had acquired until his wife came around. Wife: "You know John. Those properties would be worth a lot more if you built things on them." JH: "Really. Tell me more. How exactly does that work?" Please. The more likely scenario. The Sox ownership have milked the potential value out of every red brick and uncomfortable seat, yet they still need to see growth in teh value of the franchise. So the only--or easiest--place to find that value is in the surrounding properties.
