Looking at the pictures you have shown, I would not try and reuse the existing tower. It has rust and shows a lack of maintenance by the trees in the guy wires as well as the vines growing up from the base. If the funds were available to get the property and erect a new tower where you could keep the area clean you look to have a pretty good site. Do you know what the coverage area is at its current height? Also it looks to me that the electrical is underground as I did not see a pole nearby so you may have issues there as well.
