That didn't quite work. It actually did not display the select field
at all. ..unless I got something wrong...

I need a select that support a whole list of tennants AND an empty
line on top, so that it can be NULL in the data base.

In the data base, for a given lease, I have 1..2 tennants : one
tennant and "maybe" one coloc. thats two seperate select field, and as
I said, one of them must support an empty line.
