CLSA : Lippo Karawaci (LPCK IJ) held an analyst briefing last Friday by Sarina Lesmina Key takeaways (more details coming shortly): · 1H11 marketing sales of LPCK of Rp700bn were already 23% HIGHER than FY10 (Rp569bn), and contributed 43% to total Lippo Karawaci group sales in 1H11. THis was due to a surge in industrial land sales, with 60ha sold to Hankook Tire most recently. · There is going to be a future Interchange at km 34 of Jakarta-Cikampek toll road that will provide direct access to the estate. This we think will help sustain price increase. Ave. industrial land price is now Rp1 to 1.1m psm, doubled from last year at Rp500-600k psm. Ave. residential land price is now Rp1.8 to 2m psm; with Rp3.5-4m at the higher end. Last year the price was ~Rp700k. · LPCK still has 735ha land bank for future development. Breaking it down further: there are 599ha for residential and 136ha for industrial. We raised our concern that 136ha land bank for industrial is not a lot. LPCK said that from their development right of 1,421ha for industrial, they can still acquire 126ha. Moreover, LPCK said they plan to buy neighbouring third-party development rights in the south part; 900ha in total. · As for electricity supply, LPCK said it is buying mostly from Cikarang Listrindo, and said that Listrindo has enough capacity (640MW now, at curent peak load of 340MW). · Our NAV/sh for LPCK is Rp4,200/sh(latest closing price is Rp1,550). Company's NAV estimate is ~Rp9,000/sh. We use DCF wtih 11% ave price. Company's estimate implies an ave. and selling price of Rp1.5m psm for 735ha land bank and based on 60% saleable.
