I have never heard of the mandatory replacement of ceiling tiles by an
expiration date.

I always figured that as long as they seemed to be secure they were alright.

Perhaps after 20 or so years they might need to be replaced but, by that
time they probably have been repainted due to cigarette and kitchen fumes.
(LOL)

With the emphasis on non smoking and all that other stuff tiles should last
a long, long time.

I have also seen a lot of styrofoam ceiling tiles which do not seem to have
an expiration date.

I think someone is blowing smoke at you.

hey gang have a property for rent and just showed the place a few mins ago
the person looking at the place asked me about the last replacement of the
ceiling tiles
he stated there is a expiration date on the tiles and it is code they be
replaced on this date for deteareation reasons well this is not something I
ever heard of so he pulled a tile out of the grid and sure enough there is a
date from 5 years ago does anyone know of this and do I really need to
replace my tiles thanks alot Mark

If they are in good shape, leave them. But when I did have rental, if a few  
blocks  needed replaced, I would replace them all. I found the life of the tile 
before I wanted to replace them was about 6 to 10 years. Never felt it was 
worth painting them.

Is this guy a contractor trying to get money off 
his rent? I asked a friend of mine who is a 
contractor and he said there may be some sort of 
tile out there like that but he's never heard of 
any such thing in thirty years.

I would guess that date is date of manufacture.  Never heard of changing 
ceiling tile unless there was a good reason.  Many buildings at the university 
I worked at had the same tile as when it was built 30 years plus ago.  Ask him 
for a photo copy of the code showing chapter and verse and if your city has 
adopted that code.  Call the code compliance office and see how much they laugh.

hello i thought this was a crock
however i installed the tile back in 1984 when we purchased the place and the 
dates on the tile are from may of 2005 he says the tiles start breaking down 
and thus release something into the air dust of some sort i would think thus 
causing problems to people with alergies
