Re: [Coworking] Re: Defining a "coworking" space as distinct from "office" space...a zoning ordinance question

2017-11-29 Thread Rik Ahlberg
We got zoning permission for our space under a catchall category: “Use having
externally observable attributes similar to uses permitted“. It was the first
time the zoning board had ever allowed that.

It was important that we had broad support for this as an economic development
project (both from the town staff and the community).

We made the case that it wasn’t office space (which was not allowed in our
zone) and wasn’t retail (no products being sold).

[Coworking] longest lease for coworking place?

2017-05-09 Thread Rik Ahlberg
We are negotiating a 99-year lease on a municipal building for an arts-focused
creative workspace. It's a nonprofit effort which will have a signifigant
education and economic development focus, so it different from a typical
coworking space.

You can find out more about Provincetown Commons at our web site:

Cheers,
Rik

[Coworking] Re: Local Government and Coworking

2017-03-24 Thread Rik Ahlberg
Hi Carina,

I'm on the board of a non-profit that is working to open a space that's a
mix of artist studios, coworking, civic space, and economic development
resources. We successfully sought a town Economic Development grant last
fall and just signed a land development agreement for a long-term lease of
a 9,000 sf town building.

The grant we received was primarily to do the market survey and analysis to
identify needs of the local community and find out what kinds of resources
they are looking for in a creative workspace.

It was important in our process to really quantify the economic need. We
sourced lots of detail from prior reports and studies that have been done
before, especially as it relates to very small business (1-4 employees),
the incomes of year-round artists, and the lack of affordable office and
studio space.

You can find more details of our project on our web site at
