I had the same problem. "make installworld" does this:

Later on it adds that directory to $PATH

Seems that the copy of "echo" sometimes failed to come out right with md /tmp.
For you it was the copy of mtree.

My work-around was to run emacs and use "M-x compile" followed by "make installworld".
I might have contaminated my test by running "sync" in the middle of it.
I'll keep checking though.
