All I know is what I've read or heard from reliable sources. To give
you some idea of what goes on in PR management, a newsletter said that
the police had to be called to maintain order at a meeting of board
members and residents, and that future meetings would request police
presence; or something to that effect.
Since you seem to be interested, here are the BYLAWS of the PINE RIDGE
PROPERTY OWNERS ASSOCIATION. A quick glance didn't reveal any reference
to an HOA although there may be one or two.
If there are two HOAs, rest assured that state government will not
complain since this is a majority Republican county with powerful
Republicans in the legislature.
It takes a while for city people to get used to Florida backwoods
politics. (grin)

large, the post office is thinking about assigning it a separate zip code. About the only time someone
will be accosted about a broken rule is if a neighbor complains. The advantage of having nearly all one

Gerry,

If the property is in Florida and there is an HOA in place under Florida law
they can potentially fine, or if there is no provision for fines in the bylaws,
pay to have the work done then either file a lien or a foreclosure action
against the owner.

This takes no votes on the part of the membership and would be a direct
decision of the Board. Makes no difference if the owner is a bank or an
individual.

I would point out that banks usually take a dim view of liens being placed on
their properties, and once done so, are usually quick to resolve any issues. At
least that has been my experience as an HOA board member dealing with such.

We have a bank owned property in our neighborhood that has yet to go to a short
sale despite the bank attempting to do so on several occasions. It's in poor
shape and has even has some vandalism from what we can see.

At last week's Board meeting we directed the management company to have the
property cleaned up and secured, as well as filing for abandonment with the
County, which is a pretty severe action. If the County considers it abandoned,
we can attach the property and pretty much do what we want with it until the
bank settles all costs we have incurred.

Pretty severe action, but we got tired listening to the bank's promises that it
was going to be cleaned up and sold, none of which they have followed through
with.

We'll recoup our costs including management and attorney's fees for all of this
before they can sell it.

Actually re-keying these is simplicity itself. The cylinder has little brass

its no big deal to transfer the wafers from one to another.

[MBZ] Total battery drain

2014-03-28 Thread Andrew Strasfogel
My garage queen (repainted 1985 300TD) had a totally drained battery after
sitting for no more than 2 weeks. I mean, there was zero charge left. I
was able to get it jump started, and the battery began charging. I let it
idle and then drove it so that the engine ran for a cumulative total of
around 25 minutes. When I returned home I shut it off and tried to start
it again. It barely turned over. How long would I need to drive to
recharge the battery? The weather was not particularly cold.

[MBZ] Transmission line leak

2014-03-28 Thread clay
Took the SL to the shop for a pro oil change. They offer free labor and do a
130 point check, all for the price of M1 and a filter. A bunch of niggling
things were found, as well as a few leaks.

Differential leak is probably not needing attention, but the ATF cooling hard
lines seem to be a more pressing issue. Shop says the lines are NLA. I have a
set of soft lines with the coils on hand. Do I need to scour a PnP car for the
lines and take them to a hydraulic shop for new ones to be fabbed?

Re: [MBZ] Frozen lock syndrome - 1983 3000TD

2014-03-28 Thread Curt Raymond
Theres a difference between one needs and one can buy new. IIRC you have to
buy the handle and all if you buy new but used you should be able to get (like
from a junkyard) the lock cylinder pretty cheap. I'd had to know what MB
charges. Wilton sold me a couple door handles with locks pretty reasonable a
few years ago. I sold Loren a full car's worth of locks a few years later also
for a reasonable price.

Re: [MBZ] Total battery drain

2014-03-28 Thread Curt Raymond
You car only has I think a 55a alternator. Its not making 55a at idle.
The battery in the car has something like 100ah or more so at idle for an hour
you'd only charge the thing something like 25% at best. You're also limited by
the battery's ability to accept power. 10a is a fast charge. So really your
hour of idling might have put 10% into the battery.

more importantly, you need to figure out why it went so dead so

2014-03-28 Thread toms cat1

Hi Dwight, Yes, I did have a 1975 W115 300D, the one that won the Jalopy
Award two consecutive years at ChowdahQ. :) Alas, I do not have it any
longer. I do have some parts from it, and some parts from my long-gone 1976
300D, that I am in process of recycling. Tom From: Dwight Giles

Re: [MBZ] Frozen lock syndrome - 1983 3000TD

2014-03-28 Thread Dieselhead
Theres a difference between one needs and one can buy new. IIRC
you have to buy the handle and all if you buy new but used you
should be able to get (like from a junkyard) the lock cylinder
pretty cheap. I'd had to know what MB charges. Wilton sold me a
couple door handles with locks pretty reasonable a few years ago. I
sold Loren a full car's worth of locks a few years later also for a
reasonable price.

I've never seen the MB hard lines leak - are you sure that's where it's
leaking?

Differential leak is probably not needing attention, but the ATF cooling
hard lines seem to be a more pressing issue. Shop says the lines are NLA.

PnP car for the lines and take them to a hydraulic shop for new ones to be
 fabbed?
