that done, if not.

When I bought snow tires in early November, I was going to get them from
Tire Rack but after looking at what I would pay for shipping and then
having them mounted and balanced, I bought from my local tire shop. They
also give me free lifetime repairs and rotation.

A case could be made for a class action suit against local governments who 
engage in the practice of forcing landlords to be unable to evict.  That smells 
very much of an illegal and unconstitutional takings.  Federal crime which 
heads to the SCOTUS.  It will take years to litigate, but that is ok, lots of 
damages and liquidation of useless social experimental programs can result.

Were I in the unenviable position to have a tenant in my SEA home, and no 
payment or rents, under the illegal mandate I can not evict this year.  Hmmm, 
Losses would be in the $36k range, not accounting for damages to the property 
itself.

The poor mensch with apartment complex must be seeing at least that much every 
month.  Hundreds and millions of $$$ lost due to “Summer of Love” idiocy and 
criminal stupidity.

Socialized will just create a bog of shoddy treatment centers to run out the 
meter on coverage.  Better to have actuary pencil out numbers and then cause 
the expensive treatments mandated as riders to the main policy.  You get the 
basic level of OsamasCare ACA lead, silver, gold.  Pick the disease you are 
will to bet you will get, and pay for each malady.  Much like home insurance 
and flood/earthquake/wildfire/BLM movements.   Be able to cover your heart, 
lungs, brain, for cancer, pneumonia, government incompetence and over reach.  
One added line item at a time.  Think of it as towing insurance for your butt 
or something.

Then you will see changes in how the health system is run.  No money in chasing 
illness that has no profits.  Which makes it devolve onto well meaning 
billionaire to just whip out a check book to cure cancer because it killed his 
mama, or brain cancer, because he has sold people on home delivery of cheap 
garbage chinese crap.  Got to be brain damaged to fall for that spiel.

It now falls on insurance companies to keep landlords whole.  I am sure the 
rent free tenants are not keeping the residences in good condition.   I could 
not find paying ones capable of maintaining the homes in livable conditions.  
Some Hebrew Lightning will descend from the heavens and cleanse the abodes of 
resident and filth in one stroke.  Standard policy then covers that loss, 
landlord has funds and bare land that can be redeveloped to a higher standard 
and sold off when the markets rebound.

Of course the renters will be found to have been crackhead drug smokers or 
imbeciles unlearned in how to operate heating equipment for food and warming

Depends.

Right now it’s in the 40s at night and barely making it into the 70s. Quite 
pleasant, but a bit brisk for beach weather. It will be slightly warmer in 
February, but not much different than it is now in January.

In all honesty, it’s a total crapshoot the last couple of years. This year it’s 
been cooler as t was maybe 10-20 years ago, but last year it barely got below 
50F at night.

Check the long range forecasts is all I can say. That being said, I’m guessing 
it’s got to be warmer than Okieland this time of year. Pool is always open at 
Chez Penoff as you know, but no heater, meaning it can be brisk.

Same, I know a guy who is co-owner of a rental management company. They
mostly rent to students which has its own set of difficulties but for
the most part they have continued to pay the rent.

Owning rental property is an investment and landlords should be expected
to shoulder ordinary investment risk and to be responsible for having
enough savings to ride out market downturns. But for the government to
say nobody has to pay rent and you can't evict them for any reason
goes beyond the "rules of the game" as far as I'm concerned.

That said if I were a landlord and had a good tenant who had fallen
behind due to COVID issues, I'd try to be as lenient as I could.

There will never be a cure for "cancer" because "cancer" is a term for a 
variety of diseases, each of which is different.  The nature of most of 
them is that they can never be "cured" but can be managed, or put off, 
at least for now.


Maybe with more research and drug development there will be "cures" for 
more of these diseases based on biological/genetic mechanisms, etc.  One 
hopes.  Until then, the profit motive is what keeps development going, 
mostly.


But there is also the testing, clinical trials and such, that needs to 
be done to minimize risks (including financial and lawyers and FDA regs 
and that kind of thing) so yeah it costs a lot of money.  Look at the 
howling about the Covids vax not following all this lengthy protocol...

That is exactly what i got. Last year of 320, 211 since 210's rust here in
NE & have 4matic. There were some issues fuel tank recall, transfer case
bearing. I just got warranty alert on Sunroof- have to go see stealer. Mine
has 185k

Another good reason to not be a landlord right now. I can’t imagine how 
frustrating it would be to have renters who weren’t obligated to pay rent. A 
horribly one-sided approach to a problem. Landlords should get assistance as 
well if people aren't going to be required to pay rent.

One of the other directors at work has a number of rental properties he’s 
amassed over the years, like 15-20. I asked him the other day of any of his 
renters had bailed on him, and he said that luckily, they had not. I think his 
properties are towards the higher end of the rental scale for around here, 
which might have something to do with it.
