I'm working on a similar-sized addition for our house, elevated like that too -- what would you estimate a $/ft2 cost? --R Jim Cathey wrote: What's the latest on new addition to the house? Re: [MBZ] OT: House addition photos
I'm working on a similar-sized addition for our house, elevated like that too -- what would you estimate a $/ft2 cost? That thing is about 700 ft^2 over two floors, and was about $100k. But we opted for 'nice' everywhere. The rock, for example, is real. (Veneer, but real rock.) Besides the one wall outside and the column bases the existing chimney race was covered, on both floors and above the roof, as was the lower wall of the existing house. The masonry was $16k all on its own. The deck is large, and Trex. It goes around the back side of the new construction to tie into the old deck. The deck railing is all custom-built cedar, an exact match to the existing railing that I made for the old deck some years ago. The underground electrical service for the house had to be moved. The existing entryway was enlarged. These things all add up, and contribute to a high $/ft^2 value. Nice. I like the Arts and Crafts columns. It will all look really good when it weathers in. Thank you. The porch/columns thing was not part of the original concept, which had the deck coming around the front and steps down to the original landing and entryway of the house. But my wife had other ideas... Good ones, it turns out! She loathed the original 'airlock' entryway, so we pushed that piece of the wall out (into the porch) to gain space at the doorway. When the dimensions were worked out the original deck concept was lost, and the roofline dictated that we couldn't have a french door on the porch side anyway. She and I both like the AC style of home best, so this porch is probably our favorite bit of the architecture. The small windows worked out well, we were blind on that side of the house before. With the size and roofline there's no sun ingress during the summer, but as winter comes on we get full sun inside. Ditto the seating on the porch itself. So far we're quite happy with the result. I forget, did the Catheys move out of the older, poorly insulated, all electric house that the Hercules was intended to heat during power failures? No, we made it bigger! With three wood-burning appliances and 20+ acres of trees heat isn't a problem, per se, but it's sure a lot of work! The Herc squats in the garage, daring me to use it, or to sell it! We used it for one power outage, to bring up the hot water and to do some cooking. 3 gallons/hour propane use it's not too thrifty, but hot showers after a couple of days are worth it. There's maybe 10 hours on it since the rebuild. -- Jim ___ http://www.okiebenz.com For new and used parts go to www.okiebenz.com To search list archives http://www.okiebenz.com/archive/ To Unsubscribe or change delivery options go to: http://okiebenz.com/mailman/listinfo/mercedes_okiebenz.com
Re: [MBZ] OT: House addition photos
I was telling my wife about $150-$200/ft2 depending on what was done, you came in a bit below that, so that is a good data point. Right now in Sketchup it is all free, so gotta get the real bits added in. Thanks for sharing that key bit of info, project looks nice. --R Jim Cathey wrote: I'm working on a similar-sized addition for our house, elevated like that too -- what would you estimate a $/ft2 cost?
