Agreed. The house we built here in 1996 did not have adequate attic
ventilation, and as a result the roof had a considerably shorter life. We had
neighbors replacing roofs at 10-12 years. I was out of the house by then, but
when I moved back down here one of the first things I did was calculate out the
roof ventilation on my house. The one I just sold was built by a different
builder, and had more than adequate ventilation.

Absolutely. I’ve lived in the GWN so I know all too well about excess humidity
in a house with a tight envelope. The house we built in Wisconsin had an air to
air heat exchanger for just that reason. I would still do it on the
ceiling/attic surface no matter what, as that’s an area where you’re sure to
lose a lot of energy no matter what.

Go through your house and seal every last penetration of the living area. This
means taking all of the covers off of electrical boxes, light fixtures, you
name it, if they’re on an exterior wall or attic facing ceiling. Get some tubes
of caulk and go at it. Seal around where the box meets the drywall and any

To give you an idea of the gaps that can potentially exist, I did this on the
house we just moved into while I was painting. In a 2400+ square foot house I
went through four tubes of latex caulk. Think about the surface area that
covers if it was laid out 1/4” thick.

That’s a pretty big area, I’m guessing a good three square feet, probably more.
Think about how much air could go through an opening that size, going in or out.

This is the second house I’ve done this to. In the last one it made a
noticeable difference in energy consumption, easily knocking 10%-15% off of the
electric bill, which is both our cooling and heat. I don’t have a point of
reference for the new house, but I’m sure it will make a difference.

Winnipeg is probably at least as bad as Anchorage for cold weather.

My house was built in 1981 so is not state of the art in terms of
insulation etc. However, it is a jump ahead of what was being built in
the 60s and into the 70s. We have 2X6 stud walls with fiberglass bats
that are 6 (well 5 1/2") thick and at least a foot of blown in
cellulose insulation in the attic. It has a plastic vapor barrier
installed but not one as good as the builders currently use. They use
heavier plastic now and make more of an effort to avoid punctures etc.
We have double pane windows for the most part in the original house.
They do fine except in very cold days when we sometimes get a bit of
moisture condensing on the inside glass. We put an addition on in 1987
and used triple pane windows in it. I think that was a mistake as I do
not think they are much better and the seals have failed in all of
them while the double pane windows are still good and they are older.
That might be an issue of who built the windows I suppose.

I guess if I were to build a new house, I would likely make it more
efficient but our existing house has been pretty good.

It is also possible to upgrade a house. One could add on more
insulation on the exterior walls etc. There is lots of available
information on how to do so.

Re: [MBZ] OT Stock Market

2020-02-25 Thread Clay via Mercedes
Anchorage homes for the most part have not been built recently enough to
benefit from knowledge of proper arctic and cold weather techniques. Mostly
standard 2x4 with fiberglass batting if any. On the plus side, the bettering
of the climate will allow these substandard homes to do well enough in a
warming world

I only read the stuff the investments send for tax time. Either it gets a
POOP! or an M, then I ignore the returns for a year, in the process
forgetting what last years exclamation was.

SWMBA loved to refinance my homestead whenever she thought a buck could be
saved. For a while, the last mortgage was getting double principle payments.
A 15 year product was cut to 9, and pays off this month. Just in time for
property tax payment, income tax bill, and a mad scramble to unload the place
this summer. She had asked if I were interested in building a house in ANC. I
did not respond, but have spent the past two weeks researching the heck out of
how to do just that properly.

Seems it was not what she had meant when she posed the inquiry. Turns out
building a proper house to survive the sub arctic is very expensive and
involved. A person wants something like R40 walls and R60 ceilings. Triple
pane U 0.14 windows, of which no more than 15% of the surface area should be
glazed. Exterior doors of R7 or above and some form of airlock to reduce heat
loss. And an airtight envelope for reduction of moisture migration. The
houses around here are almost to a home non compliant and more suited to the
mid Atlantic.

Re: [MBZ] OT Stock Market

2020-02-24 Thread Max Dillon via Mercedes

Correct, stocks are going on sale. I think wait another week or so, then dollar
cost average back in, depending if it looks like a bottom. If the indices fall
more than 10%, I'll buy a little. If they drop to 25%, buy some more. If we hit
a 50% major bear, then all my cash and savings go in.

A typical correction has a graph that looks like a W. The first bottom hits,
markets will climb a bit, then another sell off with a bottom about the same as
the first. That second bottom is the buy signal that I'm looking for.

Ideally you'll have a pretty big window for exit and exit over time no? Start
moving stuff to bonds as you reach retirement age?
Recently I decided I probably shouldn't be paying ahead on our house so much.
I'd been doubling our principle payment to build equity on what had been an
underwater loan. We've achieved positive equity so I'm going to knock that off
and bank against buying a new truck. Kinda thinking I should put that money
into my index fund right about now...

2020-02-12 Thread Meade Dillon via Mercedes
So I think you are right about the winds last Friday, on Saturday I noted
there was a lot of trucks pulling containers again. However today, no
wind, and truck traffic was down again.

Market keeps going up up up, new highs nearly every day. Maybe I was
pre-mature, but I'm still going to keep the cash that I took out last week,
which was a small percentage of my portfolio.

Read an article to today about the norks, they are denying that they have
any cases of Kung Flu to report, so that doesn't portend well given that
they share a border with China.

Chinese lego buildings.

Maybe the WooHoo Floo will be over in time for the “Construction” to begin.

Not that much floating shipping, but loads of air cargo through ANC. I am not
sure if there has been a significant reduction in trade here, though I am not
being awoken by 747 engines spooling up in the wee hours of the morning the way
I used to last year, or this before the holiday season.

The price of Alaska crude dropped below Brent the other day, but picked up a
few bux this morning. With the reduction in sales to the asian polluters,
maybe there will be a significant drop in temperatures this spring and summer.

[MBZ] OT Stock Market

2020-02-07 Thread Meade Dillon via Mercedes
Today on my way to work, there was a significant reduction in the number of
trucks pulling shipping containers. The Port of Charleston is one of the
largest on the East Coast of the US.

During the big crash in 2000, I noted that this traffic dropped of
significantly a week or so before the stock market tanked.

Perhaps today's reduction is due to the high winds and the bridges these
trucks have to cross, and a big portion of the drivers are staying off the
road for safety reasons.

I'm probably going to pull back today, sell off some of my index funds and
park that money in cash, maybe buy some GLD (a gold index). Nothing
radical, maybe 5% or 10%. If the drop in shipping container traffic
continues into next week, I'll probably sell off more.
