While any individual renter may be just fine, there is a statistically significant inverse relationship between property value and percentage of rental homes vs owner occupied. OTOH, you can work it to your advantage after the neighborhood goes to heck. Back in the 1980's I knew a guy who lived in a run down part of Lansing, MI. He fixed his house up, fenced it in, and bred GSD guard dogs in the back yard. Whenever a house on his block would go up for sale, he'd buy it for $20-30k, fix it up, and rent it to somebody he'd want for a neighbor. The idea was to eventually be in control of who all the neighbors were, while being able to retire on the rent proceeds. So what did you expect? That the good times would roll on forever? A market correction was always on the cards and the brakes should have been applied a long time ago, before the engine seized up. However human stupidity/greed/desire dictates otherwise. And what makes you say that your neighbours will all be drug addicts? Or do you like to substitute the term poor people for crack addicts? There again the Government has stuffed up, instead of this war on terror they should have had a war on drugs. It seems people are more worried about drug addicts than terrorists. Far as I am concerned hard drugs are WMD. Anyway we'll see what the Messiah can come up with, he talks nice but can he actually achieve anything. I did notice the pregnant pause after Obama called for humility and humbleness in his inauguration speech. The look on his face was priceless as he realized what he was up against. It is a good thing you don't hastily generalize. So I guess you have never rented a place, I have but am not a convicted sex felon, drug addict (unless you want to include tobacco), don't make my living off criminal activity, don't move from place to place much but I guess this would make me a minority? Sure we do have bad elements in the rental community of Oz but we have a pretty generous housing scheme and as such the real down and outers are housed by the state and not so much in the private rental market, private renters are generally hard working Aussies or migrants who are saving up to buy a home, or workers who come here to do contract work. Here in ON Canada, you can get Canadian Guiness or Fosters at the beer store priced like most other domestic beers, but if you want the real stuff, you have to go to the local wine shop where they stock a good selection of imported beer. They also stock real American beer. As some of you may know, beer and wine in Ontario Canada is not available at local food stores, or 7-11 shops, it's all sold through government controlled beer and wine outlet shops. We brew Canadian Bud and Coors and others too. I tend to go for the imported German and Dutch stuff, or just a local brewed brand that's cheap and I can't tell the difference between in and other local stuff costing 1/3 more. From an outsider point of view I would say that America has more of an everyone for themselves attitude and to be a non winner is the worst sin a true American can commit. BTW nobody drinks Fosters here, considered cat's pee. I like Euro lagers and Pilsners, loads of people drink Coopers pale ale and those poofy low carb beers are making inroads with the young crowd. Yeah that annoys me, lots of Euro beers are now brewed here or Asia under license but still charge a premium. Although I can find cheap Holland beer down the road. Also you will find that the Fosters brewed in other parts of the world is nothing like the stuff brewed in Melbourne, although when I say brewed I mean they get a horse to drink lots of good beer and then pee into foster bottles. Apparently the Fosters in Europe is more of a lagery pilsner. Here, cheap domestic stuff is about $8.40 for a six pack. The Germany wheat beer is $3.00-4.00 per bottle. A domestic brew of something Canadian, or Miller or Fosters brewed under license is something like $35 for a 24. All Canadian dollars.
