[UC] Town Watch Training - Thurs 9/20 6:30pm

The neighbors of 5000 Catharine St have organized an Eyes  Ears Town Watch 
Training. There is NO PATROLING involved with this program. It will train 
neighbors how to be the Eyes  Ears on their streets to keep them safe. There 
will also be a representative of the West Philadelphia Neighbors Alliance there 
to discuss a Coordinated Block Watch - a local effort to educate blocks about 
reducing crime and enhancing safety through communication and proactive 
behavior. 
 
Details:

TOMORROW - Thursday, September 20 @ 6:30pm
at the Hickman Temple Main Sanctuary (50th  Baltimore)

I sent this yesterday but it seems to have gone missing in  Cyberspace -- so 
please excuse the duplication if you end up getting it  twice.

Inter-Cultural Family Services (IFSI) will host a Mayoral Candidate Forum  on 
October 22 at 7:30 pm. This will be exclusively for residents of West  
Philadelphia. Moderator will be Bob Christian, editor  publisher of the  
University 
City Review. Michael Nutter and Al Taubenberger have both accepted  
invitations to participate.
 
I am happy to announce (the $76,000 flackette would have pretended -- and  
reported -- I said delighted to announce) that this will not be run under  
the 
heavy hand of folks sent by the 800-lb gorilla up the street who bring you  
the pre-framed debates everybody has learned to loathe because they divert  
attention from the issues everybody really cares about.
 
Save the date. More later.

[UC] Cafe Pier One : 4505 Baltimore

Finally...
... A frothy Latte and a real, fresh cooked breakfast!

Okay, CAFE PIER ONE has been at  4505 Baltimore for a while, but I
finally walked in, and immediately felt at home.
I wish I'd made it a habit sooner.

A pleasant young lady served a great Latte, comparable to GREENLINE (43rd
 Baltimore) or SATELLITE (50th  Baltimore) but with the added bonus of
cooked to order Eggs.
Pancakes, Waffles and Breakfast sandwiches are other morning options. 
For lunch or early dinner their are Soups, Salads and hearty Sandwiches,
including some Vegetarian options.

It was yummy.
The place was clean, nicely decorated and comfortable.
I regret my delay in checking it out.
And I am glad I have a new designation to correct the course of a dreary
morning.
They are open Tuesday- Friday 8 AM-7:30 PM
Saturday 8:30 AM - 8 PM
Sunday 10-5 PM.

My favorite breakfast is at 4700 Baltimore.
The cook is of the old short order variety and he knows I like hot sauce,
onions and peppers in my home fries.
But, they only serve a basic cup-o-Joe and I have learned to chase Latte.
I suspect I'll be juggling lusts on those days when someone else needs to
jolt me into action with good food or liquid caffeine.

Neighbors, consider a resolution to dine out at least one a week.
Enjoy all of our local restaurants.
Singles, dates and old fogies might all benefit from a weekly meal in a
new setting.
And I hope all our best places will have enough customers so that our
enjoyment stretches over the course of years.

(one block south of Baltimore)
remains open Wednesday through Sunday.
Karen serves tasty treats at tiny prices.
That and her unique and elegant custom ordered cakes make this worth a
visit.

New retail space to add to U. City's scores of stores
New Starbucks, EMS set to open in 34th, Chestnut Domus building

A new apartment building opening means new retail options
for Penn students and the community.

Domus, which is opening its doors at 34th and Chestnut
streets to residents this fall, has confirmed four of the
five retailers that will occupy its ground floor.

Moving in will be a Starbucks, a T-Mobile store, an Eastern
Mountain Sports store and a casual restaurant.

A Wachovia branch opened in the development on Aug. 20.

EMS will be vacating its spot on 36th Street to a larger
space in Domus, while Starbucks will keep its location at
34th and Walnut streets open.

Penn and the Domus developer, Hanover Development Co., are
in negotiations with several possible tenants to fill the
restaurant space.

EMS is relocating because it wants to offer a larger breath
and depth to customers, manager Adam Pflug said.

Its current space is about 7,500 square feet large, while
the Domus store will feature between 10,000 and 12,000
square feet of retail space; Pflug says the store plans to
use the extra area to add road bikes and snowboards to its
product line.

EMS is closing its current location Sunday and is planning
to reopen at Domus in early October.

Starbucks is aiming to open Sept. 22 but may delay that date
a few days, said Ed Datz, Penn's executive director of real
estate.

Taken together, these new retail opportunities represent a
move toward the University's goal of providing more upscale
options to mix in with the mom-and-pop operations on campus,
Datz said.

Though Datz said the relationship between Hanover, which
actually leases the property to retailers, and Penn hasn't
been as close as we hoped, he did say that the retail
options at Domus are meant to appeal to the residents of the
luxury apartment building, as well as Penn students living
in King's Court/English House and people staying at the
University City Sheraton.

Datz called this a more targeted approach specific to the
complex and the overall community because the residence
isn't located on a major commercial corridor like the Radian
apartment complex on the 3900 block of Walnut Street.

And the businesses that chose to lease from Domus represent
the changing face of University City, as Wachovia's presence
attests.

Wachovia spokeswoman Barbara Nate said University City
offers a lot of opportunities, not only because college
students will hopefully frequent the branch, but also
because of the influx of people and businesses the area
expects to see because of the development of the postal
lands and residences like Domus.

Though the bank isn't planning on other major branch
openings in Philadelphia in the near future, Nate said the
bank's absence from the neighborhood was a hole in our
network.

The area offers a really good mix of potential customers,
she said.

Calls to the real estate broker hired by Hanover were not
returned.

Pam at Cafe Pier one arranged a very nice spread of sandwiches and salads 
for the 250+ people who came for Duane's birthday/memorial bash at Abbraccio 
at the end of June.  The food was excellent and beautifully presented.

It's anybody's guess! For starters, upscale does not contrast 
logically with mom-and-pop; many a Napa Valley winery is an upscale 
mom-and-pop operation. For another thing, I'm hard pressed to think of 
any on-campus operations that are mom-and-pop -- Penn's real-estate 
wing has long favored chains -- and not many that are downscale 
(unless you count their fast-food franchisees, etc.).


Either that Penn real-estate wonk hadn't had his coffee before he was 
interviewed, or, more likely, the Penn kid who wrote the story had 
little grasp of either business or geography and was flinging around 
terms wildly, hoping they had a nice ring to them.

It's possible he's referring to the food carts which would certainly qualify as
Mom-and-Pop in many cases.

Most (all?) of the businesses on Sansom St. between 34th  36th are  
at least independent and would qualify, I think. Campus Copy Center  
and Modern Eye. The Last Word, The Natural Shoe Store, The Greek  
Lady, The Marvelous, Smokey Joe's, Video Library and several others  
in the 40th St. area, also. Unless he means places like Hoops. There  
aren't really any of those.

Yeah, that's a very good thought, Frank. That could be the sort of thing 
a college kid would have in mind when he used terms like on campus.


But most of those businesses were not, in fact, on campus when I 
worked their neighborhood small-business community in the '90s. They 
were privately-owned real estate on the south side, for the most part. 
What is their status today -- does anybody know?


Safe to say, though, that no Penn real-estate wonk would commit the sin 
of calling privately-held real estate on campus, even if he had been 
doing lines of cocaine with Alan Klein in the men's room just minutes 
earlier. It's truly unimaginable as an official public statement by an 
institution the size of Penn.

I think of Mom  Pop as a real estate term with business connotations.
To me a classic example was the Fireside Restaurant that used to be on
43rd Street near Pine.
The row of stores on the 4500 block of Baltimore provided other examples.
The Davis Family lived above and behind their Drug Store.
Norman and Mary Weister raised 5 kids above their appliance repair shop.
Joe the Butcher lived above his place, until his wife made him move out
to Overbrook.
 
In a Mom  Pop arrangement, the 'family' would live above or behind the
business (store, restaurant, beauty parlor) and they would pull together
to keep costs low.
Mom could sub for Pop behind the counter.
One could do the banking or pick up supplies while the other ran the
register and kept the place clean.
Kids if any would sweep, restock and do homework under a parents eye.
 
This use is still a way for recent immigrants to create equity, buy a
home and start the climb up the income ladder.
And it is still a common property use in North and South Philly.

On the 3400 block of Sansom, the White Dog qualified under my definition,
as Judy Wicks lived above the Restaurant.
I thought I read somewhere that she retired or sold it, to concentrate on
good deeds and changing of minds and the world.
 
Another great old term is In-Law apartment.
These are now more often used for income, guests, live-in help, or
seriously indulgent entertaining.
