common area? This is important when considering the size of the space
and the desk space required in order to determine capacity and the
ability to sustain the business.
The common spaces I would consider to be the kitchen, a

I agree - if you're looking to host 30-40 members - I'm guessing it's more like
2500-3000 sf if not more. We have 2400 sf and 17 members so far and that feels
comfy. 1400 sf for desks space and the rest is meeting rooms, kitchen,
bathroom, lounge. so we're close to the 40:60 ratio
