chattr +i /path/to/file
After that it'll be impossible to overwritten the file or modify it.
Works for Ext3 file system. I don't know for other file system.

function did not update the server, I had to do it manually.

Yes it was optional update and i would also like to say that i hate
motd.txt and host.txt getting overwritten by every single update. Some
of us do have something else than default stuff in them so it would be
nice of the full version (and the demo) would not update these files
every time
You can use the CVars, hostfile and motdfile, to define other file names
which won't be overwritten by any updates.

Does it really work? We have the same problem with DOD:S and the cvars don't
work, we have to copy the files after the update process.

I've not had an issue after setting these in Left 4 Dead. Even through
multiple updates, my files remain the same and the CVars are apparently
functional as I get both the banner and the MOTD when I join my server.
I never tried them on other Source games, though.
