Re: [MBZ] OT - Bathroom Flooring Question

2021-07-30 Thread Scott Ritchey via Mercedes
I have a small electric (10v) brad nailer that is super for trim, especially
for kick spaces and other hard-to-nail areas. The main trick is holding hand
pressure against the back fd the tool to get good countersink. Pneumatic is
good too, of course.

There is quarter round on the walls and the kick panel of the vanity, so I’ll
pull that. I’ll have to but it up against the tub but otherwise all of the
other edges will be covered in some manner.

And yes, I own a house in Flagstaff now. Chez Penoff West.

Excellent technique and amazingly precise. I cut carpet for several bathrooms
that way over the years and it looks like a pro wall-to-wall job but lifts out

I did sheet vinyl in a bathroom a few years back. I had a roll of paper and I
laid out strips of it on the floor to fit to the walls and other things like
doorways and the tub and vanity and toilet flange and taped it all together as
a big full sized pattern. I then rolled out the vinyl on the floor in the
living room and laid the pattern on top of it.
I cut out triangular bits of paper in about 4 spots on the pattern so that I
could tape the pattern to the new vinyl and not have it shift around on me.
Then I cut out the vinyl in line with the edge of the paper pattern. It fit
perfectly.

The second time we renovated that bathroom, we used ceramic tile. The vinyl was
so much cleaner and easier to work with. The ceramic may last longer but I am
not sure it was worth the effort.

When she comes back with your batree, your condition will be that she and her
family can thank you by promising to vote correctly from now on.

Today during my ruck walk around the neighborhood, a black Discovery passed me
a few times, and then finally stopped to ask directions.  I could tell from the
ladies accent she was from off.

I gave them directions, then asked they were looking at houses to buy.  They
were. I informed them how they must vote if they moved into my neighborhood.
The whole car full erupted in laughter, and they assured me they were right
there with me.

Re: [MBZ] OT - Bathroom Flooring Question

2021-07-30 Thread Floyd Thursby via Mercedes
If the house has gutters you might want to put some heat strips in the
gutters, I had this problem in my MA house, water from the melting
bottom of snow on the roof ran down into the gutters and froze then the
next water running down backed up.  I put some heater wire in there with
a switch in the house, when conditions were favorable I turned on the
strips and that seemed to solve the problem

Ice dams are often caused by heat transfer from the living space below to the
roof deck. The solution seems to be to keep the roof deck cold. If you are
going to have the roof done anyway, cut back the deck above the side walls and
install barriers to keep the insulation from touching the roof decking. There
are commercial ones available but if that is not commonly available in AZ they
could be made from plywood or something similar. An inch of clearance between
the insulation and the deck should be sufficient. https://tinyurl.com/4hevsszd

You should be able to avoid having heat tapes.

[MBZ] ML breaks

2021-07-30 Thread Floyd Thursby via Mercedes
I ordered a set of Bosch break pats from Amazon cheepcheep deals
(returns) a coupla weeks ago, they arrived and were missing 1 break pat
and one ware sincer were missing and 1 sincer was broken.  Box was torn
up.  So I did a return then ordered another cheepcheep set.  The first
set I think I have another week or so more to return, will need to do
that soon and get my credit.  So I just got back last night and the
other set was on the porch, opened it and all 4 pats where there, one
sincer was stuck in a pat and the other was missing.  This box was torn
up too.  Both boxes just had labels on them, were not in an envelope so
who knows what happened in shipping.  I guess now I will send back the
first set, and do a return on the second, and order a third set, wait on
sending back the 2nd set, maybe there will be at least one wear sincer
in the 3rd that I can build a full set from.

Fun times as a bottom feeder... they are fairly cheap though, and there
is no rush, so this is somewhat entertaining.

Re: [MBZ] OT - Bathroom Flooring Question

2021-07-30 Thread dan penoff.com via Mercedes
Good as-is for the most part. Needs some freshening, but other than that it’s a
solid place with good bones. Very few issues came up in the pre-purchase
inspection, and the seller fixed all of those. If there was one thing I was
surprised at it was the lack of insulation in the place. I had an energy audit
done prior to purchase, and the first thing that’s being done is a major
insulation installation.

The blow-in insulation in the attic space has compressed over the years, so
that’s getting more added. It’s on a crawl space with no insulation in the
floor joists, so that’s being insulated as are all of the pipes in the
crawlspace area.

The place had to be colder than heck in the winter time. I can’t begin to
imagine how energy inefficient the place was in it’s present condition. That’s
being addressed. There is a wood stove in the “new” family room, which is
actually the former garage. I have to believe the former owners probably relied
on the wood stove for heat rather than the furnace - the energy audit guy said
the insulation was so poor that it probably cost big bucks to heat it using the
gas furnace.

There’s an addition to the master bedroom that is paneled inside with 1/2”
thick solid wood paneling, but there’s nothing behind it over the studs. I
don’t know if there is a vapor barrier on the outside under the exterior
paneling, but I’ve got to believe that room is like a refrigerator in the
winter as well, since even 1/2 wood lap siding doesn’t seal well between the
boards. We found Kleenex stuffed into gaps around an electrical receptacle in
this room, so we’re guessing it was breezy in the winter. Not sure how we’ll
deal with that just yet. It may involve pulling all of the paneling off and
putting up drywall, I’m not sure at this point.

Portions of the house have wood paneling on the (interior) walls that has been
painted. Ugh. I didn’t have time to investigate as to whether or not it was
glued up or nailed. When I return in September I’ll be doing some discovery to
determine this. If we’re living right and it’s just nailed onto the drywall, it
will come down, the drywall patched and painted.

Roof is solid but about 15 years old, so I’ve got a roofer coming out for an
estimate. Like a lot of these older homes there have been issues with ice dams,
so I’ll look to a roof replacement to resolve this as well as possibly putting
up heat tapes. It’s a small roof with a fairly low pitch, so the area isn’t
significant. If the cost to roof it is under $10k I’ll probably go ahead and
have it done.

The distribution panel is 100A, less than I prefer and it’s in an nearly
inaccessible location due to the master bedroom addition. This was what I was
asking about a week or two ago about relocating a distribution panel. I‘ve got
an electrician who is going to come over and give me some ideas as to how to
deal with it. That’s not a priority but something I would like to have
addressed.

Like any “new to you” home there are lots of things to be done, but in this
case nothing seriously significant in my opinion beyond the insulation issue.
Amazingly, it has a 92% efficient York gas furnace that is 32 years old! I
checked with York and their MTBF for this model furnace is 28 years, so I’m in
no hurry to replace it.

Visiting every month or two for a week at a time and I should be able to get a
lot of this sorted in 6 months or so. Youngest son is all-in on things as well,
so now that we’re settled he’s willing to take on some of the work, too.

There is an “in-law’s apartment” on the back of the garage that we want to get
cleaned up and rented out, ideally to some medium term renter such as a
visiting nurse. The space (about 350 sf) has a full bath and kitchenette and
would command about $1200-$1500/month in this market. Big demand for space for
visiting nurses up there, as many come to work at the local hospital for 4-6
months at a time, and short term rentals for them are really hard to find, so
hard that they have a service that scouts out places for them. Good renters, as
they’re not there to party and their employer pays their rent. We’ll see.

I was going to look at this car today but the woman dealing with it said
some other guy was going there at 2 ( and the seller couldn't show it
until after 5 today, you figure that out), she would let me know what
sorted out.  Turns out he bought it for the $2500 asking price, which if
the only issue is the $1000 nanny, would still be a decent deal if the
car was otherwise in good fettle.  I wouldn't have gone more that $1500
so maybe we both win...

[MBZ] My good deed for the day

2021-07-30 Thread Floyd Thursby via Mercedes
I stopped at the farmstand at the end of my driveway to get some veg as
I was on my way home from errands.  As I was leaving this young pregger
woman with a toddler in tow comes to ask my buddy Lonnie who works there
if anyone has jumper cables.  I say sure I can get some but let's check
the problem.  While I am getting ready to do that a kid comes with
cables to jump the car.  I go look and it is this newish Lexus big SUV
thing.  So I'm thinking the nannies might not like this kid with his
clapped out old truck messing with it, so I think about it a minute and
ask the guy of the key does anything. No.  It has a button start so you
have to wave the key at the car or something, in any case it wasn't
doing anything.  So I think maybe the key fob is dead so I open it up
and it has a 1632 battery in it, smaller than the usual 2032 (by 4mm!).
I don't have any of those so I tell the guy let me go home (which is
right behind where we were) and see if I have any batteries, and I will
bring another battery we can swap in the vehicle to see if it will start.

So I go home (in the 05E320 to get the 05ML500 that has my tools in it)
to fetch a battery, regular size, and swap it in for the one that is in
there.  The one in the vehicle has a 9/20 sticker on it and is
hotternhell.  Duracell from Batteries and Bulbs, which I think used to
be Batteries Plus.  Now it is like 96F out right now, but this thing I
could barely touch. So I am thinking it has kakked and the alternator
was dumping a LOT of electrons into it, and it was Not Happy.  So I got
the battery in and it farred right up.  Yay me.

So the girl is there with her parents who are from Nooyawk and her
toddler and they had just been to the beach and were stuck there, she
was panicked calling her husband to come fetch them, or deal with a
battery, or whatever.  Anyway, I told her to go to B and get them to
give her a new battery, no crap about having to pay, the thing was
9months old, left mine in there and told her to bring it back when they
got it sorted.  The Nooyawka dad was amazed that someone actually helped
and expected nothing, and the mama never said anything, I think she was
in overload on the whole affair.  The preggo daughter was very sweet but
she has lived here for 18yr so she has acclimated to the customs.

At least today I ain't going to hell but it almost feels like it outside
right now.

Oh, and while I am there I get a text msg from Fedex saying they
couldn't deliver my dog food.  So I am looking and there is no Fedex
truck anywhere around, so that was another good job by Fedex.  I did
remember that when I had left a coupla hours earlier a Fedex truck
turned around on the road right in front of my driveway and I had to
wait for it, and I was thinking, why is he not dropping off my dog
food.  What an organization.  Time before last I think the driver stole
the dog food as it never showed up even though I got a message it had
been delivered.  I called Chewy and they sent another package, which was
screwed up too until another driver went and retrieved it, supposedly
off someonenotme's porch.  I wonder how much "shrinkage" there is on
these deliveries.

So, are you going to provide details? We need to live vicariously since

Sheet vinyl is harder than squares but not much harder for small rooms.

I did sheet vinyl in a bathroom a few years back. I had a roll of paper
and I laid out strips of it on the floor to fit to the walls and other
things like doorways and the tub and vanity and toilet flange and taped
it  all together as a big full sized pattern. I then rolled out the
vinyl on the floor in the living room and laid the pattern on top of it.
I cut out triangular bits of paper in about 4 spots on the pattern so
that I could tape the pattern to the new vinyl and not have it shift
around on me. Then I cut out the vinyl in line with the edge of the
paper pattern. It fit perfectly.

The second time we renovated that bathroom, we used ceramic tile. The
vinyl was so much cleaner and easier to work with. The ceramic may last
longer but I am not sure it was worth the effort.

2021-07-30 Thread Randy Bennell via Mercedes
At 4 X 6, you don't have a lot to lose. Might as well try it and see how
well it works. If the existing joints are not tight, you might get
telegraphing of the pattern through the new vinyl. If you can stand
additional thickness, you might find some of the vinyl plank flooring
would be thick enough to avoid telegraphing and a lot of it is free
floating so you might not even need to glue.

Can I simply put another layer of either 12” square or continuous flooring over

I’m going to be replacing the toilet at the same time, so I’ll be putting the

Recommendations for material? I presume I’ll just put some sort of mastic down

Could you not repair the cookstove? My recollection is that the back is
usually just sheet metal and if so, you should be able to rebuild it.
The cast iron top and the castings on the front are what make it a nice
stove.

Our new house up north has a chimney in the kitchen/diningroom which is
connected to an old cook stove that's all worn out, you can see the back wall
right through the firebox. The chimney is covered like Dimitri's but in really
nice shape so I'm going to uncover it and hopefully find a small cook stove as
a replacement. Same thing in the parlor/living room, its got what must have
been a nice stove in the '80s but looks really dated and out of place now. I'm
on the lookout for either a Jotul 602 or an antique parlor stove. The Jotul
looks right-ish and will be way more efficient...

Me too. Some think it's tacky but I vote for sheet vinyl in any room with
running water. Depending on the old texture you may need a "leveler" to
prevent print-through of the old texture. You'll want shoe molding around the
perimeter to prevent curling and probably a transition strip at the doorway.
Sheet vinyl is harder than squares but not much harder for small rooms. Many
installers only use adhesive around the edges these days.

For a bathroom I'm a big fan of one piece vinyl, get a flooring place to do
it, they're used to cutting around stuff. My parents used something similar for
their kitchen/dining room, looks like tiles to the point that you have to touch
it to tell it isn't individual tiles. Its completely smooth but looks textured.
Which reminds me, I need to get Angie to pick out new tiles for our bathroom,
its got little pink squares, some of which have lifted. I plan to just replace
it all with marble, it'll be easier to clean with fewer grout lines and it
won't be pink...

I have had really good results using grout able vinyl tile over existing tile.
It is recommended that you use a texture filler
On the original tile so that the texture does not eventually mirror on the new
tile. Best to make sure the seams do not line up on the old and new tiles as
well.

An exterior chimney is no good if you're trying to burn wood while it's really
cold out. The draft is terrible until the chimney warms up and if it's really
cold sometimes its hard to keep the chimney warm.

2021-07-30 Thread Curt Raymond via Mercedes
For a bathroom I'm a big fan of one piece vinyl, get a flooring place to do
it, they're used to cutting around stuff. My parents used something similar for
their kitchen/dining room, looks like tiles to the point that you have to touch
it to tell it isn't individual tiles. Its completely smooth but looks textured.
Which reminds me, I need to get Angie to pick out new tiles for our bathroom,
its got little pink squares, some of which have lifted. I plan to just replace
it all with marble, it'll be easier to clean with fewer grout lines and it
won't be pink...

I’m going to be replacing the toilet at the same time, so I’ll be putting the

Recommendations for material? I presume I’ll just put some sort of mastic down

You could consider a floating interlocking vinyl plank floor, that would go
down with no glue or anything. You might need a riser on the toilet flange, as
that should stay level with the floor for proper seal.

more times, same thing.  I finally cycled the remote fob (which needs a
new battery) door un/lock a coupla times holding it close to the antenna
behind the RV mirror, and it started fine.  Battery seemed OK, fired

Re: [MBZ] Chimney plaster repair.

2021-07-30 Thread Curt Raymond via Mercedes
An exterior chimney is no good if you're trying to burn wood while it's really
cold out. The draft is terrible until the chimney warms up and if it's really
cold sometimes its hard to keep the chimney warm.

Interior chimney, interesting. Usually those on an outside wall are outside of
the house.

Nice job, should last a very long time. However, I personally would check the
cap and brickwork above the roof -- I expect the plaster failed due to water
intrusion.

My brother and I put new caps on my chimneys and re-laid the brick on the big
one before I put metal shingles on. Should last another 60 years, in which
case repairs will be someone else's problem!
