Re: [MBZ] MB to go all electric by 2030?

2021-07-24 Thread Clay via Mercedes
Driving around town I am seeing a general lack of infrastructure able to
support increased EV usage. ANC has nearly outgrown its transmission line
capability. There does seem to be more integrated generation capacity to feed
into lines, if they were to be built along the Railbelt (Seward to Fairbanks)
but there are no plans for it. Yet.

As for roads, the ones in town are showing excessive wear and there is no plan
or cash on hand to bring them into safe status. That could be related to
present plague, economic downturn, and vexatious political nature of GWN. The
commercial space vacancy was already rather high at the end of 2019. The
recent upswell in empty storefronts has left orphan shops in commercial
structures. No taxes gets you no public works.

SEA is busily building out public transport, but doing very little to keep
roadways in good repair. I saw the same damaged roads I drove on two years ago
having gotten worse. Add to that the trolls tossing large debris onto cars on
the interstates and city streets, and that EV is going to be rattled apart
after having a chunk of cement lobbed through the windscreen. The municipal
utility did string new high tension copper in my old neighborhood around 15
years ago. Too many transformers were exploding. Tree trimming is also
picking up.

BTW, the cash from the homestead sale dropped friday. I am having bad thoughts.
Lucky for me, there is a dearth of vehicles available to invest in.

2021-07-23 Thread Clay via Mercedes
About two decades ago, feller up the street knocked down a small house and
erected a mega green home. I think it is four stories, 3900 sqft, has rain
capture cisterns, SIPs, eco-this and that. He tossed up PV and thermal panels
on the roof. What he did not do was remove a 60 foot evergreen that shaded his
roof. Last May I noted his roof is pine needles, moss and end of life PV
panels. When I had spoken with him while he was having it built, I learned
that all the PVs were wired in series and not parallel, which I gather limits
generation to that of the weakest panel.

Those homes with more recent PV installs did not have any obvious obscuring
impediments to generation so the Tesla cars were being fully charged during the
day.

Weekly news stories from all over are extolling the virtues of the current

like a 50% growth in recreational self terminations in that manner, with an
even larger cohort exiting the stage in 2021 based on results/data over the
past six months as reported to CDC. These are not breakthrough cases or
related to injection reactions.. since those are not getting recorded, or maybe
they are listed as OD instead.

Re: [MBZ] MB to go all electric by 2030?

2021-07-23 Thread Clay via Mercedes
GWN is a perfect example of the intractable situation EVs face. Only in the
past 18 months has there been a connected “grid” for electricity. Oh, there
were six or seven individual providers who had an overly complex
interchange/pancaked rates exchange that could have seen an electron moved from
one end of the grid to the other, but the thing would have cost thousands of %
more by the time it got there. Now, it is all “one” from Seward to Fairbanks,
at a reasonable fee.

Nothing else is connected to anything at all. Micro generation for each
village or outpost at a cost of dollars per kilowatt hour. Not that there are
roads between these remote places, so no need for EV anyway. Sometime in the
next few months, maybe by Spring 2022, a person could EV from Fairbanks south
and have charge points so you actually arrive. Battery life at -30C is not
going to be good.

Then, there is all the magic minerals to make an EV function. There are at
least 19 rare earth minerals in mineable quantities. All have been mined and
processed before. Most recently WWII based on recent articles. A massive
graphite mine is attempting to get approved. It makes the magical blend that
is perfect for Elon’s battery packs. And let us not overlook the MASSIVE
copper deposit that would supply US needs well into the 22nd century. But that
is not to be, the enviro-weenies at Corps of Engineers yanked their approval
after a call by the current resident.

If you expect to own an EV, it will be made out of Chinese minerals and labor.

It does seem to be hitting the Olympic athletes really hard. Young, healthy
and fully jabbed up. Daily news had stories of the poor kids falling like

locked away or sent home. No mass condom dispensing either, so will be less
fun for the village people. I do wonder if the stands will be filled with
cardboard cutouts. The way the athletes are being infected, there may be
cardboard figures on the field.

The Aussies have something like 3% vax rate and maybe 51 deaths. Granted,
nobody can move around the country with all the lock downs, and only the
celebrities are allowed to fly in, while the citizens stranded outside are not
able to find a flight home. It is dead of winter down under, up here we have
raging wildfires that are probably causing more respirator issues that can be
linked to WRD.

Rumor is that there was an error in judgement made when USAA chose to open the
product to all service members, not just officers and dependents (CIC). A
grasp for growth that ended up diluting the brand and increasing exposure to
greater losses. They grew larger than their capability to provide the level of
quality services, and are now cutting losses and dropping product lines. We
have been moving products formerly held with USAA to other providers as they
are closed out.

I got to watch the test flights out of Paine Field in winter 1969. Had a
number of voyages on them over the next four five years. Most terrifying was
the landing in Guatemala where one end of the VERY shorty runway was a 400 year
old aqueduct, the other a plunge down a ravine. Touchdown was maybe 65 meters
in from the ravine and you had to brake hard over the next 2050 meters or you
bump the aqueduct. No longer booked flights on them after Teneriffe.

I was impressed the car looked as well cared for as it did. The verbiage
though cast some doubt as to how well in fettle it is. Low miles is good for
valuation were it in the five figure range. Sadly, the R107 is not an
investment unless it is in pristine condition from my few years of ownership.
There are just too many out there and in all manner of disreputable condition,
with few in top shape.

I was mildly surprised that I was able to fetch as much as I did for mine.
Sold it to a middle aged gal who had admired them since Richard Gere drove one
in a motion picture. The R107 is not as reliable as a good OM powered car of
the same vintage. It does have a goodly 18 year production range, but probably
appeals most to the mid-life crisis crowd than to younger people who would be
looking at purchasing in the next decade. By 2030 the petrol cars will be out
of production (in theory), so maybe an early Priapus will be the must have
collectable.

And you are typing all this on the company phone?

I quit trying to get SWMBA to not use her work tech on personal things. Does
not register that the bosses are tracking everything or that she is creating
massive security hole in their network. For a few bux she could snag a costco
craptop to surf azamon, answer personal email, look at pr0n, chat up head
hunters, or whatever perverse things dames do on computers. She thinks the VPN
will protect and absolve her. I expect some spam phishing thing will infect

Partial lasting value. When the crash comes, those properties will be about
as valuable as the shuttered businesses that had to close with the current
plague. There is no rental income if the tenant has no income. Auction houses
will make some cash. The people who SWMBA hired to do the estate sale made big
bank and cut her a cheque for shells, not even peanuts.

I am thinking the CCP stooges are looking at places more friendly, commonwealth
colonies, not USA for bug out. CONUS will provide for beach heads in the
stealth invasion. A place for the reds to launder their ill gotten gains.

I did a little interwebz research and find the fellow is a bit of a scammer.
He is “agent” for a number of shady oriental LLC. One was involved in viral
research a few years ago. Another is selling BatSTirFry remedy herbals. There
are seven or eight distinct “corporations” registered to his “residence”. All
the people associated with this guy are surely CCP minions with strange
connections to shady goings on around town. Trying to get my house for dirt
cheap with commie cash without listing his “company” as the purchaser.

He did make offer, we countered. I think he was expecting us to roll over and
he could turn the place into a chang bordello/massage palace.

BC area has a Very active MBCA section that also oversees Alberta. I was
impressed by the number of owners who brought out a breadth of examples of all
ages at the last event I attended. Might be the same asian aesthetic about the
ashtray is full, time to trade new car in. The bulk of the people at the event
were first generation from Asia/India with almost as many european bloodlines.
The rich just have no secondary market for the cars would be my guess.

I am running into the same sort of disregard for historic Preservation with the
sale of my mighty SEA estate. One buyer is pushing a lowball, all cash offer.
He intends to strip out the original mahogany trim/quarter sawn oak, lathe and
plaster, and other historical details and pretty much MDF, boob light,
black/white/grey pallette, and laminate the house so it is no different inside
than one of the other low grade rental condo. I think he is a straw buyer for
chinese investors.

The cheepies were of the W164 type in a mostly urban setting where I do not
think roads are salted, but sanded. The GL/R/ML and E cars with compression
engines were also tending toward Camry and Highlander pricing, being much lower
than comparable aged pickemups or semi-lux offerings. The things must be the
same same as USA car and not made less well just for Canada. Might be that the
economic impact of the current plague has forced owners to divest at lower
price just to keep roof over the head and food in the larder.

I had a devil of a time sourcing refills for the R107. Ended up yanking the
rubber blade out of complete sets. For the W126, the FLAPS around me did not
carry refills that fit. Neither did they have most rear wiper sizes for
anything. I was happy enough just grabbing the normal wiper armature and
struggling to make them fit. I forget which brand had the ones that actually
fit and locked to the arms securely. W140 required purchase from dealer for
wipers at highway robbery prices.

Re: [MBZ] As Traded?

2021-06-14 Thread Clay via Mercedes
GWN dealers are lazy as … well .. lazy. When looking for cars since 2018, the
dealers will take a trade and then toss it at the storage lot once they took a
passel of pix. The car languishes waiting for detail for weeks on end while
they post it to CL or their site as being for sale. If you ask to see a
specific car, it is not available and waiting for detail. I have run across
this consistently no matter the dealer and the positing being live for a month.
Even when I made an appointment to see the car, it is not ready.

I did run across one or two cars that were posted for sale but had not made it
to the “detail” lot. Once I expressed interest in them it was hurry up and
wait for it to go be serviced and then get malarky that the list price had gone
up. I really suspect that most of the used cars that go in on trade were just
sitting on a dirt lot waiting to go to auction instead of actually hitting the
used lot.

Most dealers were swamped with new iron that needed moving, so had little
interest in used. This year, I think there are not enough new to meet demand
and people who would be buying used have been on the dole and can not afford.
I am not currently tracking dealer inventories, since I have no space to store
anything.

May not be worth your hourly rate, but stripping them will give better ROI to
my mind. Pahts is Dahllahs! Squished car is just $40/ton. Maybe it has gone
up more recently. Hard to tell, as the PnP down south of me is not turning
over inventory the way it was pre-plague. Carcasses sit for two or three weeks
longer before getting swapped out and there is a decline in density on the rows.

If scrap has become gold, then I would expect the rotting snow machines and
other metal debris would be getting scooped out of the muskeg and tundra, put
on barges, and shipped to china. I have not heard any plans for this. Though
I am seeing a surge on CL of scrap cars for crack prices.

Yes!

Very handy way to get 90 weight into the diff. It took a bit of adjustment to
make it fit and work well while under the car, but once I sorted that out, all
good. Made a clean and swift job on three cars.

Re: [MBZ] Are all hood pads made equal?

2021-06-05 Thread Clay via Mercedes
Welcome back Euan!

OE is probably best for a hood pad, but the aftermarket, even somebody like URO
parts (MB contracted to them for replacement things) can provide a pad at a
reasonable cost ($80 Aus). Meyle or a few other brands pop up on eBay or
Partsgeek.com … all pretty much are peddling the same
products. What I have noted in doing replacements on W126 and a W115, the new
pads do not have the longevity of the originals. I have seen failures cropping
up between five to seven years after install on aftermarket products. I have
not used OE due to budget constraints of trying to keep multiple cars on the
road for pocket change.

I did some research on CL and eBay. Prices were a bit down. I suspect I got
about what the market would bear for the SL. There are a few 380/560 up here
that are priced optimistically. The SEA examples were not moving with pricing
a smidge higher than I fetched. Would have needed to be a WELL sorted example
to get above $10k.

[MBZ] Froggy the SL is gone

2021-05-30 Thread Clay via Mercedes
Guess I will have to update the signature. The estate sale people cleared out
the goods from the house this weekend. Made SWMBA some cash. They have a
separate unit for cars, as well as FFA. I gave them a low reserve and the
thing was bid up to $7k. Lucky new owner gets a really nice R107 with
additional bits and bobs enough to load a station wagon or SUV. Well sold.

Re: [MBZ] OT Hey Dan get on that gravy train quick!

2021-05-20 Thread Clay via Mercedes
That is the RedFin approach. Since I am not in residence, and SWMBA is far too
busy to get drug into the miasma of selling the place, we thought it best to
have a pro do the dirty work. Fewer fist fights and tears if I am not on the
ground. Also, I would work very hard to make the place all wonderful, but it
would take me a few years to complete the task, and somebody is really really
eager to be quit of the tax bill and to stop paying the bills or even
contemplating upkeep for the place. She has her own cabin in the woods that
requires extensive repair.

2021-05-20 Thread Clay via Mercedes
Seems there is a whole industry to make cash off idiots selling homes. I had
no idea that the stuff that should be part of the realtor magic wants paid.
Staging, photos, 5 color glossy brochures, web page, 3D camera. Even the
“virtual” staging wants paid. Take that out of you darn fee.

With the market as hyped up as all the estate folks were chanting, what the
heck do I need to pay you a five figure bonus to peddle the place? Stuff a few
folks through the door. There is so little inventory, there will be enough
people who will pay and not ask questions, just to keep from being over bid and
having to prolong their searching while prices rocket up, supply tightens, and
building material quintuples in price.

[MBZ] Nanny car adventure

2021-05-19 Thread Clay via Mercedes
I am returned to GWN. Adventure over the past weekend was to pick up SWMBA at
the airport, drop off air freight shipping, then hit the homestead to gather
last minute goods going to ND for the drive to Billings MT for car swap with #1
boy. Heading east was the decade old RAV4. No nannies in the thing and it had
just gotten major service with my demand that all fluids and filters be
changed, I did not care how pretty they were to the technicians eye, make them
new.

We only made 400 miles the first leg of the trip and overnight in ID. Did
around 500 through all manner of twist and turns with continental divide the
next day, meeting #1 boy at Costco and SWMBA getting into her new CRV.
Overnight in Billings and then hit the road back west. SWMBA did the initial
leg with all the bells, whistles, and nannies engaged. She was remarking every
time a car passed or some active interference took place by the installed
overlord. I got the second leg and turned it all off except for adaptive
cruise. Damn thing still got up in my grill and told me I needed to stop for a
cup of tea because I was obviously not paying attention in the manner it deemed
I should be. It also would not comply with my desire to set CC above the
posted limit by more than three miles. All manner of flashing on the display
and warnings when I tried to make it go just a bit fast. Cruise does not work
above 90 anyway.

By the time I got back to the house to do the load out on the CRV to ship thing
to GWN, I had to pull the SL out of the garage and bask in all the analogue
glory to be able to re-center myself from nanny state overload.

Re: [MBZ] Price Of Fuel

2021-05-12 Thread Clay via Mercedes
Yes, not a very economically practical adventure. Better than keeping the
young fellow strapped to a clapped out car he is not putting time and
attention/cash toward making it fully functional. A blended benzo-yeep with
attendant quality issues. He dreams big, but invests in some things that are
not Adulting productive. Mama will not allow him to suffer and starve, it is
her car, and I am best to just keep my yap shut.

To be most appropriate for his location, a pick up from the big three would be
more useful, given that those are the only dealers within an hour drive of his
home. He wants a big old commercial style diesel pick-emup. We all dream big.
One day he will earn enough to afford one.

As for getting value for the car in ANC. Yes, the thing would have greater
resale up north, but mama wants her baby to have a “reliable” car, unlike the
W140 and the yeep (cursed daimler cars) he owned previous to getting this
thing. Also, dropping close to $4k on shipping and servicing the thing so it
is “reliable” and in his hands…. probably could have instead put that cash in
as down payment to that truck. I would guess that the Rav would have fetched
pretty close to high book with both sets of tires and a nice detailing. V6
Limited AWD, but no trailer hitch. Would be a good way to transport a single
snow machine or whatever GWN people like to do. Not my car, so she gets to
make the rules up. Money is to be spent for the things you like. Would have
cost something to have her new CRV get trucked to the port and tossed on a
boat. This way she “saves” by driving it half way back and still will pay
enough to get a reasonably nice W123 to get it sent to ANC.

I guess you just can not put a value on a mother’s love

Re: [MBZ] Price Of Fuel

2021-05-11 Thread Clay via Mercedes
New adventure in the Clay departs SEA saga.

Yesterday I had a taxi take me to the Port of Tacoma to pick up the car SWMBA
had sent down from ANC to replace the krap Yeep of #1 boy in ND. He spent the
past weekend picking up her new CRV in Sioux Falls. We are to swap cars on the
plains of MT this weekend. The honda heads to GWN on Monday.

Short story long, the Yota was supposed to be serviced in ANC, but time ran
out, so I schedule it for a shop near me. Since sending things on a boat out
of the arctic is a dynamic adventure, it could have been 7-10 days the car
shows up. Got lucky and it came early and instead of trying to get it serviced
5/16 as scheduled (service manager said it could take 2 days to get the work
done) I begged for dropping it off this morning and maybe they could shoe horn
it in if they got some slack time. Big surprise to me, they actually were able
to do a full service by the end of the day.

Car was sent with less than quarter tank of fuel and I was pretty sure I could
get it home and to the shop on the fumes in the tank. When I picked the car up
a few hours ago, I went to fuel up for the long drive ahead. Pulled up to the
pump and 87 octane is now $4.28/gal. Crazy. There are two refineries in the
state and the oil they process comes out of AK. Must be sympathy pains for
rising fuel prices on the other coast.

Re: [MBZ] It’s not a bus but

2021-05-10 Thread Clay via Mercedes
I was noting that the trailer looks a bit cobbled together with the original
rounded Scamp body having grown a baby bulb that would be the sleeping spot.
Really putting a bunch of downward thrust on the hitch. Maybe it was meant for
a taller clearance truck?

Looks interesting and cool.

2021-05-10 Thread Clay via Mercedes
Welcome back John.

Could be bushings, but hard to say. I locked up a manny trying to install
fresh bushings. Should have been more careful about not letting the
transmission end arms move. With wiggly play in the rods, sometimes two gears
can become engaged. I had to secure a fresh working trans to swap in. Never
did get the locked up one torn down and rebuilt.

Sure you can! Contact all manner of eco friendly municipalities or property
owners and haul the kids on over. SEA loves to contract for goat removal of
offending herbaceous matter. The bus arrives, the area is fenced off and for
the next few days goat poop is produced. Then the kids get back on the bus and
head off to greener pastures. Maybe the things could be used to clear homeless
encampments. Eat the greens and some trash, ship some hogs in to take care of
the really nasty stuff… like campers

Boeing, flying windows into the ground.

Oil out of AK is still sitting just under $70. Maybe the price will creep up
now that there is less fuel making its way to the Mid-Atlantic. Probably not.
Bakken remains reasonable. West TX the same. Could see a replay of the oil
mess of last May. Fuel prices rise, while crude backs up into tanks

That would resolve a host of issues for the cruise ship industry. AK is going
to have a massive bust if the boats full of tourist fail to show up for yet
another year. Thing were just starting to look up after six years of
recession, and then the current plague sucked a massive number of jobs in
tourism out with the tides. Canada does not allow boats to transit or dock, so
anybody getting on a boat in Seattle, with Jones act dead, would be most
welcome in GWN. Not sure how much more transport of goods northbound would
make for better living there as well.

Then again, the boats heading south are pretty much deadheading garbage/trash
and recycling. Not much of commercial value otherwise.

built 12/1973, so no CAT. California car. I am third owner. Records from
1987 on, when second owner purchased. I got it in 2012 from the son of the
decease owner. It had 203k on the clock then, it has 215k-ish now. Serviced
by local indy who sorted out D-jet issues and installed fresh injectors in
2017. He had done the fuel pump a few years before. I collected all the
things that I thought it may need or did want fixed, like pass seat cushions,
replacement for AC compressor, … amounting to a pick up load of
extra/spare/replacement for the car. Updates were limited by cash flow, so
that is why I have stuff in boxes. Currently sporting Euro lights. I have the
DOT lamps in a box. Replacement lenses for the rear lights in case originals
get hurt. Around six or seven large Rubbermaid tubs of R107 things.

Silber Grun body, Dunkel Grun top and hubcaps. Green leather seats (soft
without cracks) and interior. The center console was replaced because prior
owner had butchered it to install Sony radio and in car Cell. Brown soft top
that works but is getting old, driver side small window has a tear in plastic.
Got minimal usage in 2019, as I was out half the year. No usage in 2020 (on
battery tender). Got some miles on the clock in 2021, but sitting has made it
need a tune up to put it back into full service. Did get oil and filter change
around 100 miles ago. Been using non alcohol fuel since 2015 because it is
less volatile and reduces known hot engine start issues. Trigger points
replaced with rebuilt, MAP is good, Djet brain was replaced. There is a spare
in the boxes. Transmission was last serviced 2017 and only 2500 miles since.
Cooling system rebuilt.

Been garage kept most of its life. No accidents while I owned it. Some
evidence of prior panel replacement. Tires are good, alignment done in 2017 at
211k miles. Brakes are good, and I have replacement rotors and pads for when
the current things age out. This is NOT BaT car, but a reliable rolling
Preservation Class award car (2x). It does need the cross over pipe section of
exhaust replaced, from there back is new since 2015. Headers and seals
replaced around that time.

Does 85mph for extended (200 miles) periods with ease. Does not blow cold air,
at all. Does have not original Becker Mexico that pulls in stations when it
wants. Power antenna does work, but does not pull in signal well, so has been
unpowered. I collected all manner of original dealer literature (sales, paint
brochure, and on and on) Even have matchbox example 107 in green paint in the
glove box.

At the moment it will be included in the estate sale of household goods over
Memorial Day weekend.

Re: [MBZ] OT: Steel prices have tripled

2021-05-06 Thread Clay via Mercedes
There is more wood that came over the border in PNW than is harvested locally.
Most of the mills in WA closed down ages ago, and the lumber companies have
been pulling back from harvests. At least that was the case in 2019. Not
being in residence the past year, I have not been witness to current mills.
The processor near my mother’s home was bare of completed/dried/cut lumber and
the yard was minus the normal inventory of logs for this time of year.

The scrap market in this neck of the woods is a monopoly of Schnitzer which
sells crushed cars to the CCP. I am not seeing the standard traffic of trucks
headed out with dead/squished cars that I used to. Not been hitting the PnP,
as I have nothing I need to get there. Also, they have clamped down on how
many people are allowed in the yards. May not be both getting or processing as
many cars as prior to the current plague.

Re: [MBZ] OT - Tile Work

2021-05-01 Thread Clay via Mercedes
Those are really large. I am not sure they could be cut on a standard tile
saw. I had a devil of a time with 12x12 on my saw. If you rented a large
commercial rig, maybe there would be enough space to hold them flat.

Cutting into the ends, as you outlined, it an elegant solution. I am thinking
you would still need a 4” diamond blade to excise the inner end of the
rectangles. Using the 4” would also allow for putting the hole in one tile.
The way to keep the tile from fracturing is to use lots of water/lube, tape the
outline of the opening, cut very slowly with minimal pressure, and keep the
tile as immobile and flat as possible. Not a 100% outcome, as there were
always a few tiles that had weird stress/structural flaws and shattered. Much
like glass, there seemed to be points of impact that resulted in breakage if
impinged upon.

My boy is the electrician, so that works for them. He knows some plumbing.
They also have the heavy diesel mechanic (to keep the generator going) and a
pair of IT workers. One of whose wife is going to be in charge of “farming”.
They boys want their own range on the property, and to have some hunting fun.
Nobody swings hammers. If they could source a mason, that could give them a
sturdy fortified keep.

The chinese are swooping in and leveling homes on lots over 0.25 acre. Then
they toss up these slim townhomes that are no wider than a garage. Zoning
allows for mass density. Maybe the investor got the property for a million,
bulldozes and puts up seven units that sell for $1mm each. One two block area
close to the children’s hospital he snagged five lots that had 70 year old
duplexes (formerly nurses and intern housing) and populated them with the
townhomes. I counted over 20 units.

SEA is allowing/mandating that there be up to three housing units permitted on
lots within the city. So, you can build bigger (since they also mandated you
could not build residence larger than 2k sqft) if you include a rentable suite
in the main home, and then you can toss another residential unit for renting
out as “affordable” housing.

My neighborhood you can get a 400 sqft basement apt for around $1k/mo, the
garden shack another $500 or so.

A sad reality. #1 boy is hoping to acquire a plop of land in ND with his cadre
of buds. They are thinking farmable parcel and compound for under half mil.
Four or five investors, as long as they remain on good terms, could pencil out.
Too hard to foresee the future to my myopic eyes on that point.

Thirty years ago, Dad and uncle cashed out my grandads five acres. Did not
make a mint, but that developed into a suburban ‘hood with, I think, a dozen
homes. Probably not what you want next door.

2021-04-27 Thread Clay via Mercedes
They need to get rid of Murkowski. Probably nothing of any impact will come of
things, as AK is a complete mess of politics, where they keep erasing the
actions of the last legislative session, and only fund things one year out.
Big booms and busts, but now they have lost all gains made in the past decade
economically. If you want a VERY stable real estate market with minimal
appreciation, buy in AK. You will be pretty close to underwater most of the
time, until there is a boom, then you can cash out with just enough to break
even.

Same goes with politicians. The residents will undoubtedly vote against their
own interests most of the time. Always getting ballot measures that will
constrict the main source of revenue (oil) coming up on a three year cycle.
Doing it for the “environment”. Like voting to institute a plague and roving
murder gangs so the population will be reduced, allowing for more
disenfranchised to apply for the vacated jobs.

Left coast is hemorrhaging people. It is so bad the poor people of Uhaul have
no trailers to rent. At all. People fled the pacific coast and went inland.
Closest trailer we could find (to move #1 boy’s things out of the house) is
about 200 miles away from him. So, he would need to round trip from ND and
load up. I had expected to drive out in the SWMBA Toyota donated to him SUV
with a trailer and swap for the new to SWMBA Honda that #1 boy would pick up in
SD.

The national U-Haul estimate of maybe getting trucks and trailers coming back
to the coast is when midwest college kids head to Kollyfornia skoolz, if they
are allowing in person learning. The fee to head east with a truck is over
$2k, trailer would be almost $900. To drag a trailer out of MT to SEA is
running $200.

Fuel costs are closing in on $4/gal reg. AK prices for fuel are in the low
$3.2x range. The oil gets shipped to WA, refined, barged back north and loaded
into tank trucks for distribution. Lucky for me, I am not driving at all here.
Will be homeless in two weeks, rolling in cash by July 4.

Just signed a listing for my humble dojo. Realtor thinks seven figures, easy.
Older Tudor style, so you either love classic, or you are going to knock it
down and build to within inches of the lot line.

Around me, the homes are predominantly post war suburb 50s/60s architecture on
largish lots, smaller home. Big enough lots are being divided and getting a
pair of homes, or accessory units. There is lots of growth potential in that
part of the market. Other owners are building out their existing homes to
fullest size for the lots. That will cover them for maybe the next pair of
decades until they have to retire. No idea who will be able to afford these
multi-million boxes at that time.

Mom has made 20x on her investment in a basic box home since 1967. I have
realized 5x return in the past quarter century. I have a hard time seeing this
house offered for $5mm in 2040. Nobody could afford to purchase, though the
neighborhood a kilometer away this house would be selling for twice my ask.
Maybe by then inflation will be like Zimbabwe.

Re: [MBZ] DFW

2021-04-19 Thread Clay via Mercedes
The SEA home is now in the flight path of a bunch of planes. When built in
1926, the place might have been impacted by the Navy base over the hill with
their flights, many that ended up in the lake instead of runway. Base left
about 50 years ago, so that did not impact. There are float planes that go
over from their base to downtown every morning and evening, not that
bothersome. The adjusting of the flight path to SeaTac did cause an increase
of noise. But the engineering of engines has decreased it. The folks who used
to live right alongside the airport raised a fuss and that caused the paths to
be changed so lots more folks got the enjoy jet noise.

ANC house is a few blocks from the runway and there is one that has the cargo
747 go by right outside the window. I hear the darn things spooling up at 0300
(but they make noise all through the night. There are a number of speedy homes
that share my joy. Not to mention the waterfront homes on the lake with their
float planes buzzing like flies all summer and sometimes even swapping out skis
so they can operate in winter as well.

I am not a flight aficionado, but thems are the breaks. As more people want
homes, more places that are not conducive to living beside them will be built
up.

I have taken a pressure washer to a house for paint prep. Best to do it a week
before you are expecting much warmer weather, so it can dry out. Use a very
wide pattern so you are not eating into the wood. Take your time and slowly
pass over the walls. Aim downward and start from the top. I learned from the
mistakes I made. You still will need to scrape, as the washer lifts big stuff
off. A surfactant solution is a good idea for helping dirt let go. Lots of
drop cloth to catch the gunk that comes off to keep it from collecting in the
plantings.
