James, your a walking advertisement for that area.  Very interesting.  

I live roughly 8 miles East of the Chandler Intel plant.  I've read all
I can find about the Chandler Price Road Tech Corridor.  The Price Road
Corridor consisted of a lot of vacant land South of the 202.  From what
I have read electric power is a problem as is the way they have zoned
the area for very large businesses.  They have overlooked the small
start ups which is probably bad. There is a lot of vacant land in
Southern Chandler.  

What you write is very interesting I would like to learn more. 
Seems many of the Metro Phoenix cities have some sort of tech thing
going on.

With other areas seemingly more prominent in tech (North Scottsdale,
Phoenix and Chandler) It doesn't surprise me that few have heard of it.  I
live right there at Guadalupe and Hawes roads just east of the "Dairy air"
.  Apple operates a datacenter/server manufacturing plant at Signal Butte
and Elliot (Right across the street from this planned datacenter).  The
area has many things going for it over the other areas in the valley.

First power, SRP's main transmission line (500kw plus) runs right along the
property where they plan to build with a substation right across the street
from the planned facility.
Second the shear volume of raw land.  The tech corridor is situated on the
north edge of the Gateway Airport development area, which I would guess is
10 times larger then any other tech corridor in the Valley.
Third Gateway Airport (Former Williams Field Air Force Base) is the
official reliever airport for Sky Harbor.  ADOT just completed the first
phase (single flyover) of a multi-billion dollar connection from the 202 to
the Airport. which is immediately adjacent to the Airport. The Apple plant
is 5 minutes from the Airport.
Forth the next biggest investor in the Airport area is ASU which bought a
substantial portion of the base and built its Polytechnic campus there.
And Finally Fifth, The area surrounding the corridor and the Airport is
made up of the very newest master planned communities.  Eastmark being the
most prominent (Old GM proving grounds) Its practically a destination place

It is on Elliot Road just west of Loop 202.  Ellsworth is further East.

I got the impression that the innovation district was supposed to be closer

Most may not know of the Price Road Corridor in Chandler.  Chandler is
paying businesses about $1500 per employee to move their businesses to
Chandler.  I'm not sure if this program is still active.  The voters
voted this in in 2009.

I wonder what is happening in Tempe, Gilbert and Apache Junction? 

I did read that GoDaddy was given a lot of money to expand in Gilbert.
