The city I worked for had in the sprinkler ordinance that if the work was greater than 50% of assessed building valuation that sprinklers to current standard were required. Some interesting conversations. Building was worth more than what county assessed it at. No, only that building, not the

This is very common in the KC metro area. We frequently retrofit apartment buildings as part of fire rehab. I never dug too deep as to why they were required though. You might look at the IEBC. There are certain levels of remodel that require sprinklers to be added. I would not be surprised if

Texas is special in that they have no uniform state fire code. All decisions are made at the county or local level and may depend on what the current FM wants (unless this is a big city then they may have their own standards). If the properties had been previously grandfathered, they

Good afternoon. Do you have any idea why three rebuilt 2 story apartment buildings (after fire) in Texas would be required to have a fire sprinkler. There is nothing special about these, but there are 24 total buildings and three have burned down in each of the past 3 years. The fire marshal has

Because, by definition a slope less than 2:12 is a flat ceiling. If the ceiling is in fact sloped by definition, the answer is no because all the listings for cross-slope and up-slope positioning were pulled a few years ago. You can discharge down the slope only. Steve L. From:
