I first hit the org.freedesktop.FileManager1 issue a couple of months ago, so my memory is a bit hazy on the issue. In the workaround I posted in comment#37 the Exec line has to be /usr/bin/false, otherwise there's a delay before the file manager is opened. Most likely because /usr/bin/false
