When clicking on text file being opened in gedit, twice/three times, than
the file has been opened, however mouse cursor will be released 15-30 sec
later. (going back to arrow). - it seems it doesn't notice that text file
is already opened.

Thank you for your bug report, could you take a video showing the issue?
How does it 'hang' exactly? What applications is used to open the text
document?
