I seem to be having this issue. Fresh install of 12.04

ktds worked as well. Didn't see it until after I posted mine. 2 years
later and the fix it still working - confirmed-

The leading semi-colon makes the whole line a comment. You should remove
them, both for usershare max shares and usershare owner only.
You'll also need to restart the samba server to take the change into
account. Rebooting would also trigger the new configuration.

Ideally it should be: drwxr-xr-x and owned by yourusername:yourusername (not
the sambashare group).

I added the line in the 'Misc' settings. I am appending a sample folder
showing its current permissions. All other folders I try to share fail
with the same message.

smb.conf should explain the format of that configuration file.

This is usually an issue with the permissions on the folder you're trying to
share.
Please attach your /etc/samba/smb.conf
Could you tell us what permissions your shared folder has ?
ls -ld /path/to/shared/folder

What's the owner and group for this directory ? By default usershares
are restricted to owner only (you cannot share a directory that is owned
by someone else), this is changed by usershare owner only = no in
smb.conf.
