Pats, thank you for this. It's a wonderful report. (I commend it to the full list to look at. Fascinating). I flashed back to years ago, when Megan and Zack (Exley) and I stood in the middle of the large empty 6th floor of the old headquarters and wondered how the heck we were gonna come up
