Thanks everyone for all your help - I'm happy to report the patient is now up and about!!
The issue was the owner of the directories - root was the owner. I changed the owner to myself and Voila. Now I don't know why the owner was set to root but it looks like it is based on the mybuildout directory which if I keep it under my ownership, all should be fine on the next buildout. Very exciting.
