On that basis it will have value in a marketplace like flippa. However
perhaps you could license the domain to someone else on a revenue
sharing basis?
ie. Allow someone else to build the website you described that you
don't have time to work on, while retaining some minor interest.

Some people specialise in building (low quality) content/membership
sites based on a good domain in a good niche.  As long as its
complimentary to your primary business you'll probably be ahead
compared to sitting on the domain.  Contact me if you'd like the name
of someone that does this as their profession that you could talk it
through with.
