I downloaded and mounted iso to a web accessible directory.
http://1.2.3.4/sipx
environment: centos 5.1, 2.6.18-53.el5xen, xen-3.0.3-41.el5
I ran virt-install and pointed the install directory to the above url.
the linux kernel was loaded but hung after mounting filesystem:
Writing protecting the kernel read-only data:360k

creating /dev/ filesystem... done
mounting /dev/pts (unix98 pty) filesystem... done
mountihg /sys filesystem... done
