It can be tricky to get what you want. I think part of the problem here is that your delimiter for start and stop is the same - you need to find a string that is unique for the ContentStart or StoryStart and another for the end. Sometimes it's just easier to live with a part of the page that you don't really want, just to use a convenient delimiter. Or, you could explore the option to pass the result through some extra perl filtering (I've never tried this).
