OK, it's very unreliable with 28% RSSI.

We have an APPO access point and an APPO repeater, both with 12db Omni
antennas mounted above chimney height. There are trees and things a bit in
the way.

Here is what we plan to do to improve this link to an acceptable working
margin.

Raise the height of  the AP of the antenna by 1 metre because it's not
really above the chimney.
On the Repeater we will add a LMR400 splitter an attach a 20db Yagi to one
side and the existing 12db Omni to the other.

Is this likely to do the trick?

Alternatively we can use two radios at this location (XO?), this is an
additional radio for the Yagi. However when using two radios it then makes
sense to use it as a separate repeater half way between the two points.
