While I haven't used it in a while, I'm quite sure you can export your iBook as a standard ePub and PDF as well, though it will strip out some of the rich media content. So you can publish the same "book" in multiple formats.
If you rather go with the app approach you should definitely have a look at adobe/indesign DPS. It may not be quite as advanced as writing all the code your self, but it will get you very far. And without needing to write any code at all.
