A .eani file is a mixer source store as a file. (eani = External ANImation)

A .preset is a file which contains information belonging to a property set.  
The exact contents varies depending on the context which it was saved, but in 
layman’s terms you can think of it as a file containing PPG parameter settings 
plus related metadata.  Presets are the original binary format for 
importing/exporting data in XSI, but due to it’s arbitrary structure and 
cumbersome workflow, over the years it has been largely replaced with self 
installing plugins, scripts, and other tools.
