Matches the following rule?

body AAA_MORTGAGE /m0rt|m.ortgage|Mort\sgage|m³age/I

First strip HTML, which is what SA does for body rules to get:

am Remmortgage

Then realize that "." matches ANY character.

thus /m.ortgage/ will match mmortgage, or any string containing it.

Perhaps you should insert a \b at the start of that rule. I'd also eliminate the repeating of the common m.
I'd also suggest changing those hi-bit characters to hex sequences (ie: \xC3 instead of )

AAA_MORTGAGE /\bm(0rt|.ortgage|ort\sgage|\xC3\xC3\xB3age)/i
