First strip HTML, which is what SA does for body rules to get:

Then realize that "." matches ANY character.
thus /m.ortgage/ will match mmortgage, or any string containing it.
Perhaps you should insert a \b at the start of that rule. I'd also eliminate the repeating of the common m.
I'd also suggest changing those hi-bit characters to hex sequences (ie: \xC3 instead of �)
