THE TITLES DO MEAN SOMETHING! The problem is the definitions have various
meanings depending on region of the country, and building code under which
your working, and yes even the building code official. East coast "Row
House" Mid-west and West "Town house"
or "Attached" dwelling units. Then enter the realtors with "Condos"!!! Just
because it's a condo doesn't mean it can't be a Row or Town House. Condo
doesn't exclude it from being a single family dwelling or home.
We try to use common sense, but that assumes that everyone else has some.
Very risky! If the separation wall meets the requirement for 0 lot line
exposure, and each unit has its own individually metered utilities then they
are single family homes and can be done 13D even if there are 100 of them in
a row. If however they use a common water supply, or they don't meet the 0
lot line separation requirements they are 13R. And finally if the Arch. took
and the AHJ allowed area increases, possibly even some setback variances or
egress issues then this may very well become a 13 system. Height is it's own
separate issue, except where it changes 13R to 13 automatically after 4
stories. The is nothing in 13D which would not allow a 6 story single family
home. That's a building code or ordinance issue.
Just as an example lets say you get a call from Harold Homeowner, and he
wants a 13D fire sprinkler system in his 1860's Row house in Phila. or
Boston, or Balt.or Richmond, where ever. There are 50 houses in his block,
all with adjoining walls, usually 2 or 3 courses of unfired red brick. These
brick walls extend to or through the roof. Each home has its own water and
elect. meters. Can you do this home 13D? I say yes, and in this case the 0
lot line separation may not meet current code. No code or standard can meet
every contingency, that's when experience and common sense need to be
brought to the fore.

I Like to look at the respective titles of the standards: NFPA 13D
"Standard
for the installation of sprinkler systems in one- and two-family dwellings
and manufactured homes". NFPA 13R "Standard for the installation of
sprinkler systems in residential occupancies up to and including four
stories in height". Don't the titles mean something? Are the titles merely
decorative?

Subject: 3 unit 13D follow-up
Thank you to those who responded to the original post. However, I did not
get a response regarding other cities allowing the 3 unit to install 13D
in
each unit, anyone out there know of any?
Also, how would others protect this building if not by the above
mentioned?
13R with FDC?
Looking forward to your responses.
