That is wrong on SOOO many levels. It looks to me like there was blown in
insulation at one time over the pipe, which is still wrong because it's over
an exterior soffit and can't collect heat from the space below. How many
sprinklers does that pipe feed?

Nope. The pipe is laying on the insulation you see and that' the only thing
separating it from the aluminum soffit it's laying on below which is
technically outside.

I went to look at an apartment building near our office because they keep
having issues with pipe freezing in the attic. I've attached a link to a
dropbox that has a picture of the pipe (wet) as it's currently installed
above the breezeway. The insulation you see is all there is. Any thoughts? I
looked through my BlazeMaster stuff but didn't see anything about heat
trace. Is that even an option with CPVC?
