Concealed Combustible Space Above Garage - NFPA 13R
"We have a 4-story condo with separate garages with a common corridor on the
first
floor with condos on the other side of the corridor. The garages can only be
accessed
by key for each condo. The entire building is protected per NFPA 13R. The
architect
is saying that the garages have to be sprinkled with NFPA 13 systems. The floor
ceiling assembly is 1-hour rated which means we have to sprinkler above the
ceiling.
Can we design the garages per NFPA 13R?"
We have reviewed NFPA 13R, 2013 edition as the applicable standard. Our informal
interpretation is that the garages can be protected per NFPA 13R and providing
sprinklers for combustible concealed spaces above the garage is not required.
Section 7.3.2 indicates that garages that are accessible by people from more
than
one dwelling unit, and are not covered by Section 7.3.1 (garages that are
completely
separated), shall be considered part of the building and shall be protected in
accordance
with Section 7.2. The corridor between the dwelling units and the garages will
not allow the use of Section 7.3.3 where a density of 0.05 gpm per sq. ft. and
sprinkler
spacing in Section 7.1 would be permitted. The intent of Section 7.3.3 is for
the
access to the garage should be directly from the dwelling unit and not from a
public
access corridor. So that leads us to Section 7.2 and that indicates the design
criteria for outside the dwelling unit. This section refers back to NFPA 13 or
to meet all five conditions noted in Section 7.2.2. Both NFPA 13 and Section
7.2.2
will indicate the maximum coverage area per sprinkler is limited to 130 sq. ft.
since garages are considered ordinary hazard occupancies. The annex for 7.2
clarifies
that it is only the intent of NFPA 13R to reference the sprinkler discharge
(flow
and pressure), number of design sprinklers, and position of sprinklers (distance
from walls, ceilings, and other sprinklers) requirements of NFPA 13. Other
rules
from NFPA 13 such as sprinkling of combustible concealed spaces, hose stream
demand,
and water supply duration are not intended to be referenced by 7.2. It is also
the intent of 7.2 to apply to those systems or portions of systems that are
outside
the dwelling unit but have been determined to be considered residential or
incidental
to residential and within the scope of this standard. Section 6.6.6 also
indicates
that sprinklers shall not be required in floor/ceiling spaces.
