this is one possibility to differentiate, but I'd suggest another tag for it: "residential:type=villas" or sth. similar. Because I would expect that the primary differentiation of residential=xy would be about the residential landuse itself, not about the typology of the buildings. Residential types as used in building law is (in areas that I know) usually divided in "general" residential, "pure" residential, "special" residential areas (areas dedicated to the "preservation and development" of living with "special" characteristics (which could be subtagged then).
