Q1 Somesay that it is better to rent than buy an apartment, why is that? If the rentright now is 25K per month, how is this better than not buying an apartment? [Istay in Bengaluru] A1 Prasanna Bhalerao I have someexperience in real estate deals. September 14, 2020 Buyingis better than renting under normal conditions. But what are “normalconditions”? If rent is25K and loan EMI is less that 40K, then buying is a better option. But if EMIis 60–80K, then buying simply didn't make sense. Sowhat do people do? They opt for 25 or 30 years tenure to reduce EMI. This is aterrible choice. Even at 6.95% rate, this makes total interest paid more thanprincipal. Not just that, one will be paying EMI almost right thru the workinglife, not to mention the risk of losing job and threat of repossession. Loan tenure should ideally notexceed 15 years. Inthis scenario, invest the down payment amount as a lumpsum in a Debt orientedMF (only the one that returns 8% or more) and difference between rent and EMIinto Equity based MFs (those that return 12% at least). In 10 years, you willhave a considerable corpus; you may be required to borrow less and even finishoff in 10 years. However, strong fiscal discipline is necessary. My note- Many customers are of modernnature. But the problem is with oldage pensioners, widow pensioners and surely old age educated customers whosehands shiver, slow in action, cannot stand more etc. Q2 Whydo SBI employees still behave like the 90s? A2 Kanthaswamy Balasubramaniam FormerChief Manager at Central Bank of India (1987–2017)October 26, 2020 Franklyit is the customers who still behave like the 1990s Imean in this day and age - it is only SBI that still has at least 20 - 50customers who want passbook entries every day. PrivateBanks have forgotten passbooks. The Harassed staff say “Sir! Please check youronline banking or Yono or even the ATM outside” but no . So they are living in the 2020sbut the Customers are still living in the 1990s. Likewisehow many banks still have to suffer from line after line of cash depositors?Depositing sums like 300/- or 500/-. The Staff say “Please use the CDM outside”but most people won’t go near the same with a Bargepole. IMPS, Phone Banking isrocket science to many of them. Andhow many banks have the average borrower who has no knowledge of loans askingfor a loan to an irate loan officer and looking near blank. TheStaff say “Sir please fill the online application form” but once again - Deafears. A Handful of Education Loans or Vehicle/Home Loans are fine but most areapplicants of small loans on Govt schemes and the officer has to guide thempatiently. Sothe Customers remain in the 1990s.And the Bank still manages. Itis the customers who have to change and that needs work to be done by the Govt. Q3 Whatare some mysterious facts about medical science? A3 Abraham Sukumar In medical service inIndia for more than three decadesMay 26 Medicineis full of mysteries. I will take up three, two are current and one probablytwo centuries old. Covid-19is bristling with mysteries. Difficultyin breathing is dreaded and is not uncommon in Covid-19. Severe cases needoxygen delivered through various devices of which the ventilator is theultimate. In milder cases to ease the breathlessness the patient is asked tolie prone, that is lie face down on the stomach. It helps as was clearlydemonstrated to me this very morning. My niece’s husband who was hospitalisedfor Covid-19 was discharged a few days ago to continue treatment as anout-patient. His oximetre reading wavers between 92% and 93%. At times when heis breathless, he lies prone as advised by his doctors. The oxymetre readingalmost immediately jumps up to 98% which is near normal. How exactly does lyingprone help is the mystery. Lyingprone is not a natural posture for a human. When we try, we soon give up because it is uncomfortable. It would bestrange indeed if an unnatural and uncomfortable posture is physiologicallysuperior to the natural one. But it seems to be so. Lying prone does help those who are breathless. That is not in dispute. A long list of physiological reasonings isoffered to explain how it works. It sounds more like a lawyer making a case forhis client than a scientist explaining an obscure phenomenon. These are earlydays for Covid-19. A clearer explanation will certainly emerge soon. The other Covid-19 puzzle is the lossof smell and taste that some Covid-19 patients experience. It can appear long before other symptoms appear whichis good. It enables the patient to isolate himself early. After cure, smell andtaste soon reappear but uncommonly it may not for weeks or months. Loss of both smell and taste atthe same time is a serious disability. One of the basic pleasures oflife, namely eating and drinking is gone. There is good news too. The caseswith loss of smell and taste are invariably mild ones. The cause for thesestrange disabilities is obscure. Nowfor the centuries old unsolved medical mystery which is my favourite. Thismystery also relies on posture. The prone posture helps in the breathlessness from the respiratorydisease of Covid-19. In the one, I am about to relate relief isagain for breathlessness but caused by cardiovascular disease. Oneday when I was a final medical student, after a clinical demonstration in thepaediatric ward, I was waiting for my colleague who was collecting some datafor his case report. Childrenwho were sufficiently recovered or were waiting for elective surgery were atplay in the designated play area in the ward. One girl may be about seven andthe most boisterous of the lot suddenly broke away and went to a corner andsquatted on the floor with knees and hips fully flexed and with both armspressing her lower limbs against her chest (as seen in the attached picture). Why did she leave play to dosomething that appears so odd and irrational? It so happened that in the clinicaldemonstration that day our professor was telling us about what that girl wasdoing and why. That girl was suffering from cyanoticcongenital heart disease. When these patients become breathless, which happens even after minor exertion, they assume that posture which brings quick relief. How that posture bringsrelief is the unsolved mystery. Cyanosis is bluish discolouration ofthe skin best seen in the tongue, lips, and fingertips owing to poor oxygenation of the blood. Blue babies arecyanotic babies. Cyanosis occurs when venous blood mixes with arterial blood.Arterial blood comes out of the lungs after oxygenation. It is bright red incolour. Venous blood goes to the lungs for oxygenation. It is deep maroon incolour. Normally they do not mix. Oxygenated blood from the lungsreaches the left atrium of the heartand from there it goes to the left ventricle. The left ventricle pumps theblood through the aorta to all parts of the body. Blood loses oxygen to thebody tissues and returns to the right side of the heart through the large veinscalled superior vena cave and inferior vena cava. From the right atrium, bloodflows into the right ventricle which pumps the blood through the pulmonaryartery to the lungs where it is oxygenated. From the lungs, it flows back tothe left atrium. Blood circulation is now complete. The separation between the right sideof the heart and the left can be disturbed in congenital heart diseases. The heart and the blood vessels attachedto it are not normal and mixing of oxygenated and non-oxygenated blood occurs. There are many congenital heart diseases but the best known and probably themost common of them is Tetralogy of Fallot. It is called tetralogy becausethere the four distinct abnormalities in these hearts. The child will be breathless all thetime but during play, it increases. The child apparently squats because that strange posture in some way gives itrelief from breathlessness. How that posture help oxygenation of the blood isthe question for which there are many explanations but no clear answer. The children are not taught thisposture. Children from all parts of the world find it out for themselves which itself is a minor miracle. Babies withtetralogy of Fallot will also benefit if they are held in that posture. They ofcourse cannot squat but their mothers do it for them. Some mothers are smartenough the find it out for themselves, but some are taught by nurses anddoctors. It is sad and at the same time amusing to see a weeping cyanotic childsuddenly stop crying when the mother flexes its legs and presses it against itschest. Congenitalcyanotic heart diseases are all surgically correctable. Q4 Whathas changed in the design of diesel engines allowing an instant start insteadof waiting for the cylinder heater to operate? It used to take about a minuteof heating before you could start a car engine.? A4 Nigel West Former MaintenanceConsultant (1980–2012)Updated March 30 Moderndiesels engine in cars and trucks are in many ways different to the older ones that required extended periodswith the glow plugs on. Compression ratios have dropped fromaround 20:1 to 15:1 Fuelinjection with electronic controls has replaced mechanical fuel pumps allowingbetter control of the injection timing, particularly at low engine revs. Changes to cylinder heads designs haveimproved combustion Changesto injectors has improved fuel atomization. All these collectively have reduced preheat times to the point where it is so quick you think that there is an instantstart. EDIT Toclarify a bit more. It is common for small diesels (such as in light vehicles)to require pre-heat, but unusual for larger ones as they often have highercompression ratios and / or generate sufficient heat through the normal combustionprocess to start without it. But there are also some larger dieselsthat require pre-heat. Thereis no one size fits all in this regard. Q5 What is reverse osmosis? What is osmosis? A5 Lakshmi Balasubramanian , M. Sc. Botanyfrom Alagappa UniversityAnswered May 29, 2017 Osmosis is the movement of watermolecules from a region of highconcentration (of water) to a region of low concentration through asemipermeable membrane. This movement creates Osmotic pressure. Reverse osmosis is, as the name suggests,'the reverse of osmosis' . Watertravels from a region where the water concentration is low to a region wherethe water concentration already is high. That’sagainst nature and therefore obviously needs some energy in the form ofhydrostatic pressure more than the osmotic pressure. Q6 Whyare you using Quora? Be honest and be transparent. Q8 Whatis the composition of rain water? A8 2 Answers Venkateswara Swamy Swarna, formerScientist, Metallurgist, Quality / NDT Manager at Department of Atomic Energy,India (1967-2008)Answered 19h ago Inthe absence of pollution, it should be just water, with a small quantity of dissoved air. Pollution adds dust, carbon dioxideand other gases such as nitricoxide, sulphur dioxide etc. and thus the rain water can become acidic anddirty. After the first few minutes of rain, thewater that falls from the sky becomes purer except in highly polluted places. 2ND ANSWER- Ritwik Sunny ,former Customer Support Executiveat Ashok Leyland Answered 2h ago Rainwater is a mixed electrolyte thatcontains varying amounts of major and minor ions. Sodium, potassium, magnesium, calcium, chloride, bicarbonate, and sulfate ions are major constituents, to- gether with ammonia, nitrate, nitrite, nitrogen, and other nitroge- nous compounds Q9 Whatis osmosis? A9 Ritwik Sunny, former Customer SupportExecutive at Ashok LeylandAnswered 1h ago Osmosisis when water moves from an area of LOW solute concentration low osmolarity toan area of high solute concentration high osmolarity through a semipermeablemembrane. Osmosis is one of the most important ways that plants and animalsachieve homeostasis.Osmosis helps you get nutrients out of food. 2ND ANSWER- GopalaKrishnan, former Retired AssistantGeneral Manager 1996-2004 at Department of Telecom (1966-2004)Answered 1h ago Osmosisrefers to the movement of fluid across a membrane in response to differingconcentrations of solutes on the two sides of the membrane. Osmosis has been used sinceantiquity to preserve foods by dehydration with salt or sugar. The removal of water froma tissue by salt was referred to as imbibition.
