Ask almost anyone who has lived in their home for a number of
years if they would change something about their home, and
usually you will hear a list of things they would like to improve
or change. You should keep this in mind when you are searching
for your first home. It is not likely that you will find the
perfect home in the perfect location at a price that you are
comfortable with. But it is possible to find the best home in
your price range that suits your needs and desires.

It is best if you at least have a good idea about your desired
location and style preferences before beginning your search. Your
Realtor® will be better able to help you if they have this
information. It is extremely important that you apply for a
mortgage loan and obtain a pre-approval or conditional approval
before investing a great deal of time in your search. Your
Realtor® will appreciate this, and you will have confidence in
knowing that you are only looking at homes you have the ability
to buy.

Take a notebook with you when you are looking at homes with your
Realtor®. An experienced Realtor® knows that if you look at too
many homes in one day, the details seem to run together, making a
new buyer even more confused. Keeping a notebook with a few
favorite details and also noting any shortcomings in each home
will help prioritize homes later. Taking digital photos or video
can prove invaluable in remembering details.

Keep in mind that most contracts on pre-owned homes contain
contingencies for items like appraisals, pest inspections and
property inspections. With insurance costs rising in many areas,
some contracts are being written based on acceptable and
affordable insurance being available to the purchaser.
Discovering that your dream home has termites, requires expensive
repairs or that affordable insurance isn't available due to
location takes much of the initial thrill of purchasing away.

All in all, flexibility is the most important trait you can
demonstrate. Be patient, communicate with and trust your Realtor®
to help you find your home. Take notes, and trust your instincts.
And when you have a hunch you've run across the "right" one,
don't waste time...ask your Realtor® to write an offer. It
probably isn't a perfect home, but it may be the perfect home
for you!
