I think this depends entirely on the sort of research you'd envision occurring in the labs. Some wouldn't be particularly disrupted, but (e.g.) the sort of research I have done (visual attention and depth perception work, done in a completely darkened room) might be affected by conversations and traffic.
I prefer my lab in the basement, away from anything else.
