SJU is not at all connected with the conference; Monmouth University is. FWIW, I actually live about 10 minutes north of Long Branch in the Red Bank area. The town has undergone a profound transformation mostly in the first decade of the millennium, but only east of Ocean Ave where ocean front condos have been built and there is thriving business sector with trendy restaurants and upscale stores. West of Ocean Ave. it is the same old story. On Broadway, the main business drag in town is very depressed up until about the rail road tracks, though an increasing influx of Brazilians is slowly beginning to transform that area.
