I really know nothing about the boutique hotel business, but I guess it would
serve anyone who wants a kitchen in his or her hotel room. I assume that means
all the folks you list below, business travelers who like to cook, grandparents
who come to town to help with a new baby, TV crews working on dark
cabbie-centered dramas, families who'd rather not live amid the debris of their
historic property rehab down the block?

hmm... business travelers paid to grocery shop, cook, wash dishes? stranded teevee crews? well-off grandparents of poor au pair-less grandchildren? I'm squinting hard, just not seeing it -- but keep going! it's a 10-story building. :-)

from the uc review:

With the University of Pennsylvania experiencing an
unprecedented real-estate and commercial boom, it might
have one more amenity to offer visiting professors,
students, and parents. That would be the addition of a
boutique hotel at 40th and Pine Streets. ...

And until recently, until real-estate developer Tom
Lussenhop entered the picture, Penn was unable to find a
viable use for the building.

what about using the existing historic building as a quaint bed and breakfast (complete with bike rental shop and rental space for community functions), and the adjoining lot as a philly carshare lot (bordered by community garden plots)?

just thinking of the space as something more people who actually live here can use, as well as being visitor-friendly while promoting the area's assets...
