I started to investigate what is known about the 43rd and Baltimore development. The term "mixed use retail" as revealed by the UC Review indicates a CMX zoning designation, and not Rm1. It looks like CMX 2.5 is the target. CMX guidlines are not available from the city's law firm, as these are for Rm1.  Does anyone else have specific information on CMX?  There seems to be a whole lot of problems with the leak on this project from SHCA.

 

Check out the so called, new "overlay map" to check out zoning areas.  When you look at the 43rd to 42nd, Baltimore to Chester block, you will see that the map is 50-75 years out of date.  The Best House and Royal pizza have the correct CMX zoning for their business use, which go back over 100 years.  However, the health center, the green line cafe, the businesses next to Royal pizza, and the USP dormitory tower are shown as Rm1 zoned parcels.

 

Ask yourself, why this contradiction in a supposedly new map?  Does this mean that zoning for 43rd and Baltimore Ave was changed, and the map effectively gives misinformation by being 75 years out of date?  How can a "mixed use retail" project move into Rm 1 zoned parcel, when the project appears to be appropriate for CMX 2.5?  Why did the SHCA link fail to mention the very significant "mixed use retail" in its leak about the project?

I have no answers and haven't followed zoning for the city I no longer think of as my community. But I do have a great deal of questions.  Why is pulling one's teeth so much easier than finding accurate information or the truth?
