We used to find Festival B&Bs through the Festival Office, which ran a sort of clearing house. Scottish landladies in immaculate houses serving enormous breakfasts with bacon and eggs and oatcakes. Don't know if the Festival Office still does that.
It would also be worth going outside Edinburgh to the western isles if you have time. You can rent a car and just drive up, and stop and find a B&B when you get tired. Skye, Arran, the coast up there.
