Your ACL looks correct. Access in the demo-project is configured the same way. 
The demo-project-editor role has the following ACL rule:

r: /$ grants read-only permission to the tree. The dollar sign stops at the 
root. It does grant permission to any site.
r: /demo-project grants read-write permission to the /demo-project site and its 
subpages.

I created your /index, /pageX and /pageY pages in the demo root in 4.5.3. Eric 
the editor cannot see them in AdminCentral unless I grant permission to them 
with a separate rule, which is the result you expected.

Perhaps your editor gains access to the pages through some other ACL? Use Tools 
> Permission list to check which role might be the conduit.
