We've tried all six possible combinations using either html or xhtml serializer on an underlying xml, html, or xml file.  Thanks anyway.

are you using the XHTML serializer? If the textarea is empty it will cause this effect.
Try to use the HTML Serializer or the XHTML serializer from the serializers block.
