Ted,

I am grateful that you are an open minded, objective kind of guy who
considers advice as intended.  Not all of us, when we ask for advice, are
pleased when the advice we receive suggests that our plan should be
reconsidered.

I think you'll eventually be certain that you made a good decision,
particularly if you find a large A/S in great shape for a good price.

Hope to see you at some future A/S gathering.
