Odds are it has been a very long time since it was cleaned. Zip Dee awnings
use the very best Sunbrella fabrics in their awnings. The fabric is water
resistant, not water proof. This allows the fabric to breath and
significantly reduces the heat build up during the day. But it does require
maintenance. Depending on use it should be opened, scrubbed clean and
allowed to dry before storing. Zip Dee sells an awning wash product for this
purpose.
